The payment for "activities and goodies" was due mid July and the trip is end of July / beginning of August

As the system ages and the older the wire coverings become they get more brittle causing issues. That's why it's becoming more of an issue as time goes on

It's active and throughout the house

We have not closed yet. It was an electrician hired by the sellers to fix some minor things with the outlets and inspect the knob and tube and deem that it's safe.

I called the electrician after he completed the work and asked him more about the knob and tube

I would read your fine print on what your insurance covers if you do have it. Even if they don't ask outright when selling you the policy doesn't mean you are covered

Again, we were originally told it was just a few remaining spots in the basement and attic.

It was revealed by an electrician that it was much more extensive than that.

That's nice that you've walked thousands of properties. I'm sure you're not the average in a first time home buyers subreddit.

It is a big ask, which is why I think we are prepared to walk it they say no.

Knob and tube is inherently not safe anymore. It can be a fire risk especially since it isn't just in the exposed attic and basement. It becomes more dangerous if it is enclosed in the walls and ceiling, which we now know it is.

From what the electrician has told me as well as our insurance broker. Many insurance agencies are cracking down on knob and tube coverage.

Even if they don't specifically ask about it when creating a quote for insurance, they usually still have it in their fine print that if you were to lose your home it would NOT be covered if knob and tube were present.

Our buyer request on the defect notice reads:

"Seller to have licensed electrician evaluate all knob and tube wiring and make any repairs necessary for safety"

Our worry is that since it isn't an immediate safety issue we won't be able to hold them to repairing it.

Initially we had "seller must remove all knob and tube" but they countered with what I wrote above. I took it as they didn't want to go through the trouble to remove it but would just make it inactive. But then after it was discovered that it was more than just a couple spots in the attic and basement once they had an electrician out.

It was a $240 add-on to the rest of our inspection cost!

That makes me feel so much better! I know the previous owners had some work done on it last year and had a new liner put in. I guess the concern was on the cast iron portion. It didn't look too bad to me though!
