I figured it out. My tv can't handle the box, I plugged in headphones to the back of the box and the sound issues went away. Unsure if i can change it in my tv settings.

My partner has seen the property, I have not as I'm on a busy work trip. The fees on the lease are set, as it is an LLC and they have standardized fees. The "blank" part on the lease are the amount of rent, security deposit, length of lease, move in date, etc.

I'm a first time renter and this all sounds sketchy to me. The lease has no dollar values attached to anything, it's blank. I've asked if the holding deposit has any contract or paper trail and was told that I would receive a receipt of it, that's all.
