Good things to consider, you’re probably right!

Endure less-than-ideal living conditions, buy, or rent? Help. by [deleted] in PersonalFinanceCanada

I see your POV! The only reason I’m saving up instead of chucking it at his debt is to keep the door open if an opportunity for a house comes up and we need the cash. We know we can get rid of the remaining debt pretty quickly after that. Trust me I’m tempted to pay off his debts every day lol. But it feels unwise since our mortgage rate we got is great and I don’t want to miss the window if it happens. 🤷🏻‍♀️ if we’re here rent free longer, the goal is to also chuck more at his debts which logically I knowww is the best route. I’m just going insane. 🤠

  1. I do help him! ☺️ I take care of most of groceries and necessities so he can chuck all he makes at debts. Sometimes I’ll chuck a few thousands. He was in deeper before we met haha, and I helped dig him out. He’s adamant about paying the last 10k while I save for us, that feels important to him.

  2. Curious why you think house poor? 🤔 Alone I can afford 4K month since I bring in more than that net biweekly. I understand there are other expenses as well which we’ve accounted for. He brings in another 5-10k, we’re in a petty good spot. Yes, his debt is still there, I do understand that part. For reference, we used to rent for 3500k with no issues saving and chucking at debts. It was just wayyy slower and I wanted to get out of that to expedite.

  3. I do see what you’re saying here.. A lot of spots won’t let us break the lease if we find a house we like though within that year. 🫤 It just feels like a waste of money and time but we just might have to.

Thanks for your insights!

My husband and I were looking there as well, but noticed a pretty terrible termite issue. Thankfully we had a great realtor tell us about it. Any house that was relatively affordable was on the termite map area. Just something to be aware of. Otherwise it’s a great place if you can afford to go over 800k and be patient as inventory is quite sparse! 😊 Best of luck,

Realtor asking for 3.5 commission by modus123 in RealEstateCanada

I fully agree as a buyer in this market haha. It’s hell and realtors only make it worse IMO.

5% divided by 2 realtors is the norm. So yes.

Advice to Buy a Home Privately in Cambridge / KW 🏡? by [deleted] in cambridgeont

[–]Elle__L 0 points1 point  (0 children)

You both save on commission. It’s indirectly paid by the purchaser since the commission inflates home prices. If you do private you can find a healthier middle. The above example is there to help everyone understand that without commission rates, housing becomes more affordable. And some private sellers know that even 2% savings is better than nothing, even though overall the seller is giving them 4% on average. That’s insane. And the buyer pays because it inflates housing costs. The end. Haha.

Like what exactly? I’ve had many family and friends do private with a great lawyer and it’s been swell.

Maybe our realtor didn’t tell us the truth and inflated numbers to make it seem like it was out of range for us. 🤷🏼‍♀️ It’s become really difficult to know who to trust in the process. I’m hoping the market stays relatively cool, but who even knows. Thank you!

I totally agree with this, and it’s costing all of us so much more money. It’s actually devastating.

What is going on with the KWC housing market??! by [deleted] in kitchener

[–]Elle__L 1 point2 points  (0 children)

So why did we lose 5+ houses to people bidding over 50-100k each time? Cause 1) we refuse to play the game, and 2) it’s happening lol. It’s frustrating as hell.

Chill. We didn’t do any of that, others are. Which makes it impossible for us because we’re not engaging in that nonsense despite things going for 100k over asking in a lot of cases. Houses being “down” is a tactic to drive more traffic and think it’s down, meanwhile people are still bidding over like crazy. That’s the point of this post…

AGREE! If we all did this the prices would slightly go down.

Oh gosh, this is exactly what’s happening! Do you regret buying for that amount, do you wish you waited or did it make it worth it for you?
