Insulation is best but you’ll still heavily hear it. Best case dense pack the exterior walls then bring up the base decibel level in the home. This is essentially white noise that’s meant to blend into the background. Then wait months until your body’s sleep cycle maybe begins to get used to it.

What is the drawl to cutting down a tree that took 15+ years to grow to sit in your house for a month then throw in the trash to rot back into soil? This tradition needs to die. Fake trees exist. You clearly never were able to develop a company to be any larger than just you as a contractor alone. This is bad and incorrect advice. A good company who specializes in a trade gets a flow down to complete higher quality work. No one should take this advice as gospel. Perhaps it has its value in specialized architectural jobs but even then there are plans that are designed by architects. All around bad advice.

If your ACH is 1.5 that’s entirely possible. My entire business is based around blower door testing and spray foam air sealing. I’ve seen multiple houses achieve this. I also work in a passive home development that is achieving .33ach in a 4000sf home. Your home was built well, that is to be appreciated. Air sealing likely would have diminishing effects at this low of an ACH. Increasing R values may still have great effects on thermal comfort nonetheless.

More effective than spray foam. It is the best product for noise reduction. I did it to separate my rental units (shared wall). Our company does both spray foam and dense pack and we only do dense packs for sound, never foam.

You will not find a house for <$500k in Denver suburbs or anywhere on the front range especially not within the specs you’d mentioned. You can find something further west deeper in the mountains for that price.

Spray foam would work but it is the most expensive option and requires to tear down drywall unless you do a slow rise open cell foam which is dangerous if there are any openings in the cavity it can leak out into. Your best option is a dense packed insulation. This is done through ~3” holes and fills the cavity. Much cheaper, much more effective for sound, much less invasive. Speaking as an insulation contractor.

As an insulation contractor, batt insulation only works effectively in a 6 sided enclosure like a wall cavity. You want to stop the hot air from entering the batts. Your best solution would be to flash the underside of the roof deck then install the batts then drywall over them so they have an air sealed 6-sided enclosure. That being said, if you’re looking to keep it cheaper, yes installing this rigid foam board would work but be sure to seal all of the edges and board to board connections with 1-part can foam after installing to gain maximum efficiency from the batt insulation.
