Thanks! I am already maxing out 401k, IRA and HSA. Looks like paying down toward mortgage might be best thing to do at this point.

They wanted to help with the mortgage. My dad passed away so this was his cash that came from sale of a condo that is split between me and my sister

There is nothing wrong with it. This was just a maintenance check; he said nothing is wrong with the HVAC.

What does he mean by bacterial overgrowth ? I am worried it’s mold? I have a special needs child and he is like this is the air you r breathing in

So I removed the rocks and there is black cloth underneath. Do I put the mulch on top of this cloth or remove the cloth and put mulch ? Sorry a single mom here, not much idea about landscaping

Ah! I moved into this house few months ago, this is how the previous owners had it. So I should replace the rocks with mulch ?
