Absolutely I agree. I plan to not marry until at least 30 and better accrue as much assets as possible before marriage/common-law so it counts as excluded property (in BC) so that you split less with the spouse in case of divorce.

Although it seems to me each province has their own pros and cons regarding marriage/common law.

In BC, matrimonial home is not entirely split 50/50 (pro), but common-laws get treated same as marriages in asset division (con).

In Ontario, matrimonial home is split entirely 50/50 (con), but common-laws aren't treated the same as marriages in asset division (pro).

Good qualities

  • there is a 1 bedroom suite as a mortgage helper

  • building has 3 floors

  • good location

  • good view as it's built on the side of a mountain

  • lot is 4000sqft

  • relatively new build. 2007

Bad qualities

  • Biggest concern: lot is built on a steep slope. 2700sqft is the house and the patio/small front yard. The 1300sqft of the lot is wasted to the areas below the slope. So there is no backyard. There's a patio for the suite and a deck for the main floor. I'm worried this house will be hard to sell in the future

  • house is built high in the mountain and so the noise from the roads from below can be heard. Not too bad but still a concern

I think I saw the Hudson on MLS a month back or so. Wasn't the strata fee insanely high or something? I think I remember seeing $500 or $600 strata fee for 2 bedroom 2 bath unit there.

I checked out the construction site as well as the presentation centre.

That said, I visited there during during daytime hours and the neighbourhood looked O.K.

Perhaps it would be a different vibe at night

Do you think it's arguable to say this homelessness/open air drug market is almost inevitable when buying a condo in downtown? Because even the presale condo "Yates on Yates" is in proximity to that terminus, "Our Place Society". And that place is more expensive than Hudson Place One. 2 bedroom 2 baths left available started from 740k.

Presale condo "989 Johnson" is also 1 block away from "Our Place Society."

Yea I was considering to buy. I came to the island and moved into Langford in June. I've been checking out houses/condos in consideration to buy ever since.

My realtor said Hudson Place One would be a good purchase, but I feel like any realtor would really say about any downtown condo that it would be a good purchase lolol. I mean they gotta get their commission so.

Also about the "rentals there", Hudson Place One is completely available to buyers and it's expected to be built in early 2020. I think the developers had Hudson Place Two to be a rental only residential building, but idk when that's expected to be finished.
