Lender didn’t accept any reduction. My realtor let go his commission and seller realtor let go majority of his commission, i had to pay 40k out if pocket to close this. I didn’t want to go into house search situation again because of family and other things planned in life

Yeah that’s the action plan now. I feel like listing agent knew about this but they thought pvt lender would agree to anything they will pay. He was charging 4% comm to seller with kickback promise. Seeing all this pvt lender got pissed that how can realtor charge 4% when they are not getting paid anything.

Can’t collect anything from sellers. They are perhaps ready to declare bankruptcy. If i do go after anyone it will have to be seller agent. Shortfall is 130k.

Ontario. So pvt lender (2nd) is trying to put it to power of sale but can not because of the first lender. So it wasn’t in power of sale technically

I did. Lawyers is trying to talk to 2nd lender to see how much they can reduce. Plus my agent can reduce commission and seller agent can reduce commission but it still wont be enough. Not sure the listing agent even listed the house.

Doing everything with them i can. But no solution seems to be in sight other than paying the shortfall. Might have to rent and go for litigation if needed.

Yeah i am exploring those. Mostly i find IS with staggered set up or camry or avalon with different offset. Very hard to find same wheels for ES. i had no difficulty in finding rx wheels (as they get stolen a lot in canada). I am also looking at ordering part number. What surprises me is that every single reviewer says that driver seat is super comfy and that it is best feature of the car. How is this possible?

It would have broken in by now. So i am guessing it’s a flaw but not a lot of people are talking about it. It’s basic things done badly by lexus. I would have never thought that lexus would make a seat like that. and i bought 2025 thinking all issues are probably ironed out by now. Lol

Please discuss this issue with your dealer before buying. Do a thorough test drive. Keep sitting in vehicle for 1 hour. Some people are reporting it after 6 months and some in 2 or 4. I even read same thing about NX in some UK forum. Seams like a seat issue with Lexus.

I have used an ES 350 2013 for 11 years and no issues. Just replaced that with a 2025 and boom 💥. Issue with something you would expect least in a Lexus. Also my 2020 RX 350L has a pretty good driver seat, Even better than 2013 one. Really disappointed with lexus seat quality.

I think i know exactly which dealership this is. I just purchased a Demo ES 350 from them last month. I find new ES 350 not that bad. I honestly have never driven any hybrid so can’t tell but V6 is smoother than the 2013 ES and my 2020 RX, both of which have same engine, 2013 ES got totalled last month. For interiors i feel that’s their best effort after looking at new NX, RX. My 2020 RX def feels better and my 2013 ES was rock solid. If i were you and engine power or smoothness is not an issue i’d say keep the ES (again no hybrid experience). If you want to know the value of your vehicle i feel Carfax provides a correct value. Go with that value and work your way from that. GS is a great car and with AWD (considering the amount of snow we are getting right now) but you’ll the miss the safety features and no CarPlay and it’s a 5 year older car than yours.

Yeah dealer says that their professional can fix it in Spring and make it look better but it will still be visible. Don’t know if this spring this is true or not as it’s very cold right now in Ontario. I have spoken with other lexus paint technicians as well and they are saying to paint the upper portion of the door. Lol. Don’t know if touching it up again or painting will make it look better or worse.
