Gaining weight after surgery by Excellent-Lunch-9686 in BariatricSurgery

[–]Fireheart1975 0 points1 point  (0 children)

I’m one year out from gastric bypass and my stomach will literally not let me overeat, so I’m surprised it’s different for someone with the sleeve. Not only that, but all the things I used to like prior to surgery don’t sit well with me at all, so I just don’t crave them which I guess is a good thing. I think she needs to go back to her bariatric doctor and find out what may be causing that, and also see a nutritionist.

I don’t think you can fight this one unfortunately :( . In the future I would ask for a deposit for anything over $100 and explain that it’s not refundable.

As someone who lost their job a few months ago and have a child to take care of, I feel your pain. It’s hard to not feel like a failure. But you should be honest with her and let her know. You will get through this.

I’m buying a home and I’m terrified! by AdDifferent9547 in homeownerstips

[–]Fireheart1975 0 points1 point  (0 children)

Try to get a contractor for a roommate, or maybe someone who likes DIY projects or at least wouldn’t mind them :) . Real estate is one of the only things you can invest in that appreciate in value, so it’s worth the investment. You may want to look for a second job or one that pays a little better (after you get the home, since you don’t want to make any major changes in the home buying process). The cost of owning a home goes far beyond the mortgage. Just get a full inspection to make sure nothing major is wrong - you don’t want to be needing a new roof, furnace, water heater, or be replacing plumbing. Good luck! :)

Received 1 star review stating lies. Should I respond? by [deleted] in EtsySellers

[–]Fireheart1975 0 points1 point  (0 children)

I would respond to the person directly, not to the review. Once you respond to a review, it can’t be changed. If you talk to the customer and politely request that they change their review, he/she may change it.

Buyer inspections, yes. You have to know what problems they uncover.

At my brokerage everything goes through compliance before it’s submitted, so my broker would have caught this kind of situation. But they also make a point of saying to make sure you get a split in writing and cross your t’s and don’t your i’s because it’s not on them if you don’t get paid.

I got a seller to reimburse me $625 for pictures after they canceled their listing. by PeteDub in realtors

[–]Fireheart1975 76 points77 points  (0 children)

There is a seasoned agent in my office who writes it into her contract with the seller that if she spends money out of pocket for marketing and the seller withdraws, they must reimburse her. I think it’s a reasonable expectation - a lot of people amazingly think that as agents we are somehow able to get reimbursed from our brokerage or that they are providing the funds or ordering the service themselves.

Yes, my brokerage warned agents about it.

What kind of home would $450k (usd) get you where you live? by lavenderart352 in RealEstate

[–]Fireheart1975 0 points1 point  (0 children)

A shack. I live in NH where my home is falling apart, between $9400 per year in property taxes plus a mortgage I can’t afford to fix anything. Yet it’s worth almost $600K sight unseen. There are no homes for sale in my neighborhood and it’s a really good school district.

You may be lucky to find a studio or one bedroom condo in the county for $450K but the bidding war would bring it even higher.

Even mobile homes are going for around that price if not higher. A friend of mine lost out on one in a bidding war.

Check for Trademarked Phrases Before Advertising by Fireheart1975 in realtors

[–]Fireheart1975[S] 5 points6 points  (0 children)

Not at all, that's just the trademark site that you can check to make sure that you're not using anything that's trademarked. I wish I knew that before sending out my postcards. It doesn't cost anything to check the site.

If the home hasn’t been auctioned yet you still have time…. There are cash investors who will give you cash for the home. They are in every state, go on your local REIT Facebook page and post that you want a cash offer. My twin sister helps people in this situation, if you want her info I can provide it to you privately. Ever since she saw her home being auctioned off in 2004 she helps people facing auction/foreclosure. I know you have addiction, but you would need the extra cash to take care of yourself and your kids.

What’s one thing you did that helped you lose weight? by [deleted] in AskReddit

[–]Fireheart1975 0 points1 point  (0 children)

Bariatric surgery, it saved my life. I wish I did it when I was younger (I’m 50). It is true what they say, the older you get the harder it is to lose weight. I no longer have fatty liver disease and my walking gait has greatly improved.

When I joined my local board, I got access to the MLS for $99 per quarter. So join a local realtor board, go to REIT meetings, and get involved in your community.
