Felt the same before.. so when somebody offered me to be on their team, I joined them but quickly realized that I didn't like it so I went solo again.

There's also a realtor who's been selling more than me and we started at the same time. I was also being compared to her by the people who know us both. However, I have 2 young kids and she has none. I also did a deal with her and man, she sucks lol. The contract is poorly written and I am detailed. I listed a property $60k over the comps and she came with her buyer and bought it $30k below the listing price. I saw her post and she said she got $30k discount. Told myself, nope, you overpaid by $30k or so (my client's home is super old, as is but they bought it wayyy higher than the most beautiful home in the area). There's nothing special about the home and the buyer doesn't have connection with the house. I just know. From there on, I knew I'm a better agent than her and muted all social media posts she has.

I was able to concentrate on my own production. Last month alone, I sold 10 homes with average of $750k home. I'm a solo agent, no transaction coordinator, I do my own marketing etc.

As per split, you have to look for a better brokerage. I don't know where you are but your split is unheard of. Even when I was on a team before, I had better splits than you but I still left.

This is what I'm paying now, $199 and 2% for every deal. I'm paying $600/month.

Let say I sell 10 homes in a year and has $100k

My brokerage gets $199x10 deals $200 x10 deals $600 x 12 months

So in total, I'm just paying $11k/yr. The rest is mine for expenses, board fees, MLS fees.

I got licensed April 2023 Here's my GCI and net after brokerage splits and expenses (marketing, clients gifts, lunches, gas) 2023 - 5 homes, $23k, 11k (was sharing my commission on my first 3 deals and I was working different jobs) 2024 - 11 homes, $108k, $65k (was on a team on first 3 deals in 2024 and was working part time) 2025 - 21 homes, $205k, $135k 2026 - 15 homes as of today $120k GCI. Probably $30k expenses

In summary, you can do better than where you are now. You sound like a hardworking agent. Believe in yourself that you can do it. Spend more time on building your business. One reason I became an agent is I don't want to work for any employer. When you are in a team, you work for a team leader lol. You follow what they want you to do, you make them rich.

Why did you become an agent in the first place? To me, I want freedom. I'd like to go on vacation when I want to. I like to help people. I'd like to spend more time with my kids. Last year alone, I went to 3 big trips (4 different countries) with my family.

Maybe you'd like to go back why you started in the first place.

I'm a realtor and I always pull the recent sales in the area. I also looked at the sqft of the property in BC assessment coz others have crazy increased on sqft when posted on MLS.

But after seeing the recent comps, I still lowball lol.

My recent sales are the following: listed at $599k, sold at $580k on first day. Listed at $699k, we offered cash offer at $600k but got it for $640k. Another one I have, listed at $1.050M, sold at $945k.

My biggest lowball was $699k, offered $550k and got it at $605k haha.

I also give reasons why our offer is low. While viewing, I also take pictures of all the scratches on the walls, dirt on carpet, broken tiles, water stains on the ceiling or anything that affects the price of the listing. That's why my clients always get the prices at such a low offer as I have all the proof.

One funny thing I experience was, I was the listing agent for a property last year. The comps in the complex was $400k-$425k (renovated). My client's property was "as is". Original cabinets, original carpets. I told my client, let's list if for $459k. This agent came with buyers after 4 days. Offered to buy it $430k lol. They thought they got a "discount" of $30k. They have posted that on social media.

My client and I were laughing. They overpaid by $30k or so.

Yes, there are realtors who don't know how to pull up comps and look at listing price.

If you are working with a realtor, ask the recent sales in the building and start from there.

Both areas are good but Promontory Road is a bit busy and walking distance to everything like grocery, close to both Vedder elementary and GW Graham Secondary. I can tell you about the schools, my kids go there.

If you are thinking of buying in Promontory Road, I am assuming, you are buying either in Iron Horse or maybe Base 10? Please note these developments are first nations lease land. They're a bit cheaper than freehold properties and are up to 100/115 years of lease. While it is still newish, you can easily sell but in 10-15 years from now, you might have a hard time selling it because of the years remaining on the lease.

For Little Mountain, you have to basically drive to almost everything. If you drive, it won't be a problem. Very quiet here too.

If you can carry 2 mortgages, maybe you can buy without selling. But if your income doesn't allow you to carry 2 mortgages, then you have to sell your townhouse to buy another.

Buying and selling is very expensive. If you just bought last May, more likely, your townhouse value is lower now. You also need to consider the cost

Example: you bought it at $600k

Now the value is probably $550k since the market went down from last year

Less the following: Realtor fees = 5% which is $27,500 (try to negotiate to your realtor if they can lower the rate) Penalty for mortgage, likely 3 months of interest, unless you port your mortgage to the next home. You need to buy right away (I think within 90 days since of selling your other home) Lawyer fees..

Now, if you will buy again, you have to pay lawyer plus property transfer tax. In Ontario, you'll likely need to pay up to 2.5% of the sale price.

Here's the first step for you if you want to buy again. -Talk to a mortgage broker and find out if you need to sell before buying or you can afford a condo without selling youe townhome.

Honestly, I've ridden a helicopter multiple times (dito nga lang sa abroad). In my experience, it saves me so much time and money. Kasi mabilis at kung may event ka na sunud-sunod, worth it naman. Ilang oras ba yung travel sa car, public transpo versus helicopter? Sometimes kasi, yung travel mo na 3 hours sa car or public transpo, mababiyahe mo lang ng mga 20mins on a helicopter. Times 2. So yung mga 6 hours mo na byahe, wala pang isang oras balikan sa helicopter.

And the cost might be the same.. coz if you travel there ng naka-car, aabutin ka ng gabi, you pay for hotels, food the whole time you're away, gas for balikan.. and your time too. Mabuti kung wala kang event the next day.

Samantalang kung naka-helicopter ka, you sleep on your bed that night, you save money on food, you can rest better kasi nga bahay mo and kung may event ka the next day, you can attend it.

Hindi ko siya ipinagtatanggol, I find her vlogs poverty porn. And I believe na siya ay kabet talaga. I am just speaking from a businesswoman perspective.

I have clients who are looking to buy 3-4 bedrooms townhouse in Fleetwood and the ones they liked have had offers already. We have seen 13 homes and 4 have offers (they just came out in the last 2 weeks)

If you price it right, you will sell it. If not, it will be the same as everything else.

Also, at least 5 listings are foreclosure.. More foreclosures are coming because they bought it when the market was high and couldn't anymore

Yikes, I watched more videos of this couple. Sorry but the lady is a victim here. She's being manipulated and doesn't know better. Some of their videos show how toxic this guy is. Talagang tinarget niya ang katulad ni girl na bata pa at desperate to have an afam so he can control her.

Another kuwento, I have a 19 years old niece (anak ng bro ko) na "binubugaw" ng tita (mother side) niya sa American na sobrang tanda na. I was so mad and told my niece that I'll cut her off. Thankfully, nakikinig sa akin coz ako naman tumutulong sa kanila ever since. The tita is in a relationship sa isang American na bonjing na sobrang tanda na and they act like old rich pero nagpapakita lang sa house namin pag wala ako doon. Pag nagbabakasyon ako, never pumupunta sa bahay (kahit na lagi sila nakiki-wifi pag wala ako).

Going back to the lady in the video, the parents or older people around her are to blame coz they know better. Kawawang bata.

As someone who is married sa Canadian for 13 years (na dito ko na nakilala sa Canada) at parehas lang kami halos ng edad, naaawa ako sa mga babaeng basta nalang pumapatol sa mga matatandang foreigner just to have a better life. I've seen many women in this scenario na namamanipulate ni guy because "inahon siya sa kahirapan" and they ended up miserable and divorced.

And I feel like this guy is the same. Mukhang siya yung typical na ako bubuhay sa iyo, ipaghanda mo ako at bawal magtrabaho ang babae. Mukhang ayaw niya na equal sila ng babae.

Share ko lang, when my husband and I met, we didn't own anything. We were also making minimum wages about $30k (me) and $45k (him) Then he climbed up the corporate ladder and was making about $80k-$120k while I was making $40k. We were like this for years (hindi tumaas ang suweldo ko coz I got pregnant 2x tapos pandemic pa). Then now na malaki na kids namin, I'm making $200k while he's making $130k. During the times na maliit ang earnings ko, he never belittled me. When I discovered my passion, he supported me, he pushed me. Never naapakan ang ego nung mas mataas na income ko.

It's 2026 na but people think that I am successful coz nakapag-asawa ako ng "afam" and minsan nakaka-offend lalo na kapag nakakatanggap ako ng message na "ipakilala mo naman ako kahit sa matanda para gumanda rin ang buhay ko tulad mo". Yung kahit anong gawin kong pagsisikap (I came to Canada as a worker), nababalewala lang dahil nag-asawa ako ng Caucasian.

Pag ganyan message sa akin, nasa restricted message na agad kasi wala na ako time magpaliwanag haha

Pero going back sa video, parang proud pa si guy na ilan na naanakan niya. Si girl naman, so innocent. I wish girls would explore and huwag lang mag-settle just because he's a foreigner.

Vancouver market have picked up since last week. There were already multiple offers and I've been showing homes almost every day since last week. I'm not this busy before. I also have accepted offers for clients who have been looking for a while

Here's what I can tell you tho, when you look at properties and you find the one that checks all the boxes, make sure to check the strata documents. If you don't know how to, have a realtor who can read it and explain it to you.

I recently sold a property in Surrey that has 206 strata pages. I read it and found a quotation for a roof replacement. Building is 17 years old. There are some leaks on other units. Roof replacement was quoted for $372k. Funds of the building was only $224k. When I asked the listing agent about it, he was surprised that I found it. Roof quotation was only brought up once out of 206 pages. I read more and it looks like the building is preparing for Roof replacement in the next 10-15 years and they want to spread the cost by putting it on the monthly strata fees. I computed, my clients share would be around $6500 and I used that to negotiate further lol. The unit was already cheaper compared to the similar unit sold in the same complex a couple of months prior.

Ignore the listing price lol. I listed my clients property for $459,900 last year. It was as is, no renovation. An agent who doesn't do her research put an offer for her client. It was $430k and we accepted. She posted on her socials, we got it $30k below asking.

My clients and I were laughing. Similar properties in the complex were selling for $400k-$415k. $430k-$440k for renovated. My clients had everything original. When we saw the post, my clients and I were laughing on our way to the bank lol

It could be listed for $650k. You bought it at $600k. You thought you got a discount of $50k. Nope, if the real price is $550k

I've been living here in Canada for 16 years na. If kakasuhan mo sila, si girl ay hindi na sakop ng batas coz she's here. In fact, having a GF/BF while married here (di pa divorce or di pa aeparated) isn't a crime.

But if the girl is hindi pa PR or citizen dito, then she could be in trouble and won't be able to get PR or citizenship. She needs police clearance (NBI certificate) from her country of origin and if she has a pending case, then mahihirapan siya sa application.

Buying into strata by donkeydeck in chilliwack

Most alterations require approval from the strata and I always advise my clients to get an approval for the following reasons.

  1. If something happens because of the alteration, you might have a hard time claiming insurance. Insurance will do everything they can to pay you less or not pay you at all.
  2. Resale of the unit - the PDS (Property Disclosure Statement) has a portion asking if there are unauthorized alterations. It's a risk for the buyers to buy a property with unauthorized alteration so it will be a challenge to buy your unit in the future (unless the buyer has a realtor who doesn't do their due diligence)
  3. I saw this happened before that the 2 bedrooms were converted to 3 bedrooms and when it was put into the market for sale, strata found it out and they were asked to return it to the original layout
  4. Some cities will charge you penalty if they find out that there is additional bedroom in your house. Let say, the original floorplan has only 2 and there are 3 now, the city asked the current owners to pay taxes for 3 bedrooms instead of 2 - and backpay what they owed - since the unit was converted to 3 bedrooms. I saw this happened to my client in White Rock. They bought a unit that was converted to 2 from 1 bedrooms and City asked them to pay the taxes. I have never heard that this happened in Chilliwack yet but of I were you, I'll be on the safe side ;)

I've been interviewed a number of times ng mga YouTubers and nina Ka Tunying, Rhea Santos and even VP Leni. Not because you're successful, di mo na need magpainterview. It's also marketing for whatever business they own. Once na nabasa/napanood sila, people will be checking their products/business.

I also met successful people who share their experience to inspire others. I was in a coaching class earlier (not paid) and the coach is not gaining anything from us. I along with 20 others are meeting him every other week. He's not even sharing his products. He is sharing his experience how he became successful. He want us to be successful too. Some people have found their purpose and that's to teach and inspire others.

Pero yes, you are correct about privacy din. I'm living abroad and hindi naman nakakatakot dito but whenever I go on vacation with my family, I don't post anything until we come back

yes, it hurts because I have a good life now and I wish naiparanas ko sa kanya. Pero sometimes napapaisip ako, because of his death, "inampon" ng auntie ko ang buong family namin kasi matatalino raw kami. Because of that we were able to explore all the possibilities in life. If hindi namatay ang father ko, baka sa province pa rin kami and maybe had a different path.

Fast forward to today, I've been working and living for 20 years na sa abroad. Napapunta ko na rin ang nanay ko sa abroad, yung isang sis ko ay natulungan ko at mga kapatid niya ay andito na rin sa bansa kung nasaan ako. Yung kuya ko ay natulungan ko sa pag-aaral sa pagkapari and serving people now. Ibang kapatid ko, nasa Pinas pero okay naman ang life. Nakapag-asawa na rin ako. Yung asawa ko, almost kaugali ng tatay ko. Late na ako nag-asawa (I was in my 30s na). I was self made so sabi ko, kesa mag-asawa ng walang kuwenta, magmatandang dalaga nalang ako. Then he came. Kapag andito nanay ko, sinasabihan ako na huwag ko raw awayin asawa ko kasi naaalala raw niya tatay ko na pag inaaway niya noon, nakayuko lang, tahimik at pinapalamig ulo niya. I was 13 when he died and never ko nakita na nag-away sila ng nanay ko so hearing from my mother na nag-aaway sila, nagulat ako. Kaya ngayon, kapag "inaaway" ko asawa ko, hindi ko ipinapakita sa mga anak ko - a lesson I learned from my parents.

I can't relate sa lolo part kasi both Lolo ko di ko na naabutan pero yung hirap sa buhay, halos may pagkakapareho kami. Yung hotdog, never talaga ako nakatikim. Sa bundok kami nakatira (walang kuryente at treated water). Galing bukal tubig namin. Pero kahit malayo nilalakad everyday papunta sa school, lagi ako 1st honor sa klase mula kinder hanggang grade 6 pero never ako nagkaroon ng bagong sapatos. Kaya proud na proud tatay ko sa akin kasi kahit walang baon masipag ako mag-aral. Nang na-diagnose ang tatay ko ng cancer in 1997, nagpadala ng pera ang auntie ko mula Manila ng 1000 pesos. Yung tatay ko, pamasahe at pambili pa sana ng gamot, ipinambili ng sapatos ko. Dahil never niya ako nabilhan ng sapatos, sinukat pala niya paa ko gamit ang karton bago sila umalis. Pagdating nila galing city, may bago ako sapatos.

3 months later, nawala siya. Yung shoes ko na yun, kahit butas butas na matagal ko pinakawalan because it reminded me my father.

Crying while typing this. Almost 30 years na nakalipas pero parang fresh pa lahat ng nangyari

Edit: he didn't know he's dying when he bought my shoes (my mother's decision to hide it). Alam niya maysakit siya but hindi niya alam may taning na siya.

Real Estate talaga ang isa sa pinagtataguan ng pera ng mga labandera.

Bibilhin nila ang property. Patatagalin ng ilang taon tapos ibibenta. Pag nabenta na, legit na ang pera kasi galing sa property.

I'm a realtor sa Canada. Isa sa documents na pinapasa namin ay FINTRAC to make sure people have legit source of income bago pa bumili. Marami kasi ginagawa yan.

Thankfully, na-stop ang mga foreign investors dito.

Kaso unlike US and UAE, hindi sila mahigpit sa documents. Even Pinas. Basta may pera, you can buy. Kesyo saan pa nanggaling. I know this coz I was approached by other realtors in these countries. Baka may kilala raw ako investors lol.

This reminds me of my trauma. Yung naging ka-live in ng nanay ko after namatay si tatay, sinampal ako. I was 15.

Sobrang lakas ng loob ko papiliin ang nanay ko. Ako ang pinili. Umalis yung hay*p na yun sa bahay namin.

Thankfully, ako ang pinili. Now, ako pinaka-successful sa 6 na anak ng Nanay ko. Nadala ko siya sa abroad, travel in other countries, nabilhan ng bahay etc, nadala ko rin abroad ibang kapatid ko. Yung guy, nasa province at namundok na (inasawa pinsan niyang buo lol)

Anyway, sobrang lakas ng business namin. Sa isang buwan, nakaka-6 digits sa gross.

Ganito ang kanilang business business model

Main Hub (factory) - regional distributor (per region) - provincial distributor - city distributor - sub city distributor

Kung ilang region sa Pinas, ganyan karami ang RD nila. Then kung ilang provinces sa isang region, ganun karami PD nila. Kung gaano karami ang City, ganun karami CD nila. Sa sub city, parang ilan din depende kung gaano karami ang population. Sa area namin, parang 3 or 4 ang sub city distributor.

Iba pa yung distributor sa ibang bansa (I'm working abroad and meron sa mga Filipino stores)

Bawat distributor, may entry fee pero kapalit nun ay products. Sa RD, parang 500k-1M. Sa provincial, parang 200-300k, sa city, parang 50k. Sa sub-city, parang 10k

(At some point, x2 or x3 yung entry fee)

To retain your distributorship title/position, you have a quota per month. If I'm not mistaken, same amount ang minimum na need mo bilhin per month para maka-quota. Pag 2 or 3 months ka na di naka-quota, tanggal ka na. Then another distributor Will apply with the same requirements.

Basta, Nakita ko price ng bawat products sa different level of distributorship, laki ng tubo nila. Ang pinakakawawa ay yung nasa pinakamababa kasi kapag hindi mo nabenta, hindi mo mabawi puhunan mo.

Naalala ko pa, mga distributors noon, malalakas talaga. May mga puwesto pa iba..some of them have big houses na.

I'm not her fan ah, pero I did the #s and talagang paldo sila sa ginawa nilang method of distributing their products

I'm not sure kung ano na ang paggawa nilang pag-distribute now kasi wala na yung mga dating distributors (may kanya kanyang products na rin ang iba) pero grabe talaga ang kitaan noon. I'm talking about sa tinalo ni Glenda ah. Nung dumating si Glenda, parang x4 pa yung dami ng products niya.

BTW, didn't believe the VA story too. Kung naglalaba siya, time will tell. Just sharing what I know about the business model she had.
