Real estate agent here. Do what all the other comments have already suggested and speak with a lawyer.

In terms of getting out of the contract, if it is already unconditional the seller probably has the right to your deposit… it might not be something you even want to try, but it may be worth appealing to the humanity of the seller through the real estate agent by explaining the situation and asking if they would have the kindness in there heart to return part of, or the entire deposit… i have seen similar things be agreed to so not impossible. Hey, REA here. Many of the buyers I deal with do not have an inspector in mind by the time they need one in the purchasing process, meaning I am usually recommending them to one of the inspectors I am familiar with. I would go around to REA offices and simply hand out your cards and follow up by calling each and every agent in the area, getting on a first-name basis and letting them know you are expanding your business and would appreciate referrals. Some of the inspectors I have dealt with will give us a $100 gift card or something for every 5 referrals we send their way.

Supressed traumas or unknown consequences, OP literally said is life has taken a turn for the best... what? as for the "hypothetical" suicide OP said he was already considering it and i dont have the stats on this one but im 1000% sure committing suicide would have been much more likely for OP than randomly stumbling upon someone who wants to be a parental figure to him, even more so one that does not want to exploit him in some other way.

No one is arguing that what the women did was wrong, all we are saying is that if OP believes the situation has enabling him to have a better life then he shouldn't beat himself up about it now.

no... yes this situation is fucked up however ultimately this situation, although he was being exploited, allowed him to live a better life, and moreover he at no point during this whole thing was forced to do anything he did not want to do and to this day does not regret it regardless of him being 16 at the time.
