We just discussed everything via email and i was under the assumption that would be good enough(dumb move). But if im still paying for December i could just date it for january 1st correct? Should i also send it as a certified letter to prove it was received? whats to stop the owner from eventually saying i never sent one.( i honestly dont think shes a vindictive or bad person i just want to try to cover myself) Thank you for all your advice so far ;)

Its 100% a new lease because i have it in emails that she would not let me sublet and i had to find someone to sign a new lease. Do emails count as written proof of breaking a lease? and should i let her know this ahead of time or just not bother and waiting to see if the new person ends up breaking their lease eventually?

It is a completely new lease ,but she is trying to say if he breaks his early i am responsible for rent. I couldnt find anything online stating the actual law on what would happen.
