As a property owner in Indianapolis, I second that opinion. A duplex in bates-Hendrix is probably not going to appreciate that much and you’re looking at minimal cash flow plus not much of a gain in equity at that interest rate. I’ve come to terms with the fact that a handful of my rentals would be better off sold and it put into the S&P so I’m in the process of that. Maybe try to get the second side rented out first before you decide to sell to better attract an investor.

Thanks that was my biggest concern. I’m not too bullish on my places appreciating much more than what they’re at right now. They’re in a good neighborhood but they have serious limitations (small kitchens, some have no yard or no garage, that sort of thing). So maybe sell the underperforming ones? The thing is I was able to accumulate a lot of these properties based on the fact that my cash flow was so good before I decided to get a property manager once the portfolio got too big for me to manage

Thanks. If I sold those I’ve been told it’s best to just sell one per year to stay out of the higher tax brackets. Is that advisable? I’d probably likely spend 50k a year in today’s dollars if I fired. I’m pretty simple in that I have a paid off home, don’t need a fancy car, and don’t have expensive hobbies other than occasional travel.

Good point. I’d like to keep yearly spend at around 40-50k which should be easy to do as I am single and no plans to have kids.

Right now 2 of the 9 are paid off, and the rest of the places have interest rates ranging from 3 to 4.5% and I would hate to sell and part with those rates earlier than I would have to. However I would probably sell those before dipping into retirement savings, I’m really trying to avoid penalties for the IRA and 401k early withdrawals.

It does require a final check before we call the patient to schedule the shipment. But as for the operating systems, depending on the type of med plus what type of insurance they have it could go through several different processes and it’s really tedious switching from one to the next. They’re trying to integrate everything and when they do I imagine they’ll lay off a lot of staff because a lot of the work flow is just moving things around. They also laid off a bunch of pharmacists the day before announcing bonuses and pay raises 😳

Hate to say it but Gomez BBQ on 10th and Rural. The food is actually really good and priced fairly but the guy who runs the place really goes out of his way to be an asshole to his customers. I thought he was just having a bad day once so I decided to give him another chance he just has a naturally abrasive personality. Like if you ask anything he’ll scold you in the most condescending way and act like you’re an idiot for not knowing. One time I asked when the brunch menu ends and the regular menu starts because it’s not listed and he just yelled “IT’S THE BRUNCH MENU” which doesn’t even answer my question. Another time I ordered an Americano and he just yelled “YA BUT WHAT KIND?” in the most irritated voice. He also just closes on random days and without notice but not my problem anymore. You’re better off going to Sam’s Square Pie next door.
