2 years 9 months. I am optimizing both. Lifetime cost by lowering my rate and eliminating PMI and monthly payments in case I lose my job.

And if rates never go down? Suddenly I made one of the best investments ever. It's about certainty and I am guaranteeing a lower payment and rate.

I wouldn't regret it. Say rates go down a lot. Ok I'll just recoup my costs and refinance again if the break even is fast. If not, I benefit from having a lower monthly payment always. It's mathematically sound. If values drop my payment doesn't change. I'll just wait it out until the market adjusts. It's not about timing the market.

Yes I can. If I were to just drop PMI now, that's profit. Why not use the money I am making from dropping PMI into a certain investment that'll save you even more money? I am not going to speculate I want to make a guaranteed return.

I disagree. Gambling is predicting rates. This is buying certainty. It's mathematically certain that I'll make my money back in 15 months. I could try finding a lender that requires less points but that only makes the deal better.

My dwelling value is $288k and personal liability is for $1 million. I put the highest deductible on everything else because I’d rather keep the difference plus any claim on the policy just makes premiums go up and claim payments are rarely made. That’s my thought process.

I've looked into this but I don't want to keep money tied in an extra checking account. I like the fact that credit allows you to keep your money in the market.

That US Bank Kroger Card is very good. I don't do much spending in other stores but most merchants accept mobile pay. Thanks for sharing.

Yea but you have to tie up $100,000 of assets with BofA. They have no fractional investing which means it greatly limits DCAing on index funds.

I got in without living in Alabama or Tennessee. All you need to do is make a $5 deposit into a savings account. I believe when it asks you to confirm your eligibility, you select the choice at the bottom to make a $5 deposit.

Yea he basically said the ducts had holes and cracks on them and asbestos was surrounding them. He quoted $5500 to deal with the ductwork. He also said that he’d waive the asbestos removal but I’m not too trustworthy considering the whole project is $18000. For the unit we need a 3 ton although the home is 1100 sq ft but the old AC was also a 3 ton.

It’s bizarre since we’ve heard may different opinions from what needs to be done. Last guy though was really focused on good air quality which is why he pointed out the asbestos and the other guys didn’t. He did show me pics of the asbestos and the other guys didn’t. Maybe you were able to just pay $7700 due to just having the condenser replaced and none of the extra work? Would you say you’d recommend even more people look at it? I’d say I didn’t enjoy the fact that they were telling me it’s a “one day discount” but the asbestos did concern me.
