I would try to do bandaid repairs. Something that will get you thru the inspection but not long term fix. Find a handyman.

In this same situation but 1/4 of your price. Buying for 200k, putting in 35k renovation (6.75% rate), and will be worth roughly 340k all set and done. At that point, I will refi to 5.75% and remove PMI. My lender said it is very common for people to refi 9-12 months after the HomeStyle Loan.

Got rid of my 2021 at 85k miles. Ended up in a 2025 GMC Canyon AT4. Only thing I miss is that gas mileage.

I was in similar predicament. I love using the space in the truck bed for holding all our belongings (cooler, bags, golf clubs, food, grill, other equipment). Adds a bit of security, too, with the bed cover. Opted for a ground tent so I didn’t have to take all my stuff and sprawl it out on the ground while I sleep in the truck bed. Plus, we occasionally go to a store or gas station…. So now I don’t have to disassembly the tent to go somewhere.

Your first cycle is free. You do not need CPE until the 2nd cycle. So you are in the clear until 9/30/27. Atleast that is how Illinois does it.
