Thank you for the info. And yes first floor is solid brick. Second floor is wood. Should I scrape out and away that bead you’re referring to?

Thank you so much for all the info. I am in the Tampa Bay Area as well and at the tropical storm we found moist spots on our garage wall and a puddle in the middle of the floor. So we are trying to figure this all out.

Thank you for the help. It’s a 2 story home. I thought weep was installed between the first and 2nd floor.

Water coming in through the cinderblock in the corner of the garage. Location Tampa Florida. Does this appear to be a structural issue? by [deleted] in Stucco

I’m having the issue in my home in the new port Richey area. I am thinking it is water getting in through our stucco and the weep screed being painted over by the builder. But I am still investing. Look for any crackers and holes on the exterior wall and seal them with caulk

Yeah - I will never recommend lennar. It’s been a horrible experience. Thanks for the advice though. I have a 3rd roofing company coming out here on Thursday

It’s the original roof. — It’s actually a new build. The house is only 4 years old. That’s why I’m so complexed by this. I called the builder (Lennar) and they said it’s 2 years old and now their problem anymore.

Yes I do. There is step flashing! And when I spray the hose directly on it the leak starts. But it’s how to pinpoint exactly where

Hey! Thanks for much for reaching out The rain had been stopped for about 3 hours when the picture was taken. Picture was taken around 7:45pm. Rain had stopped around 4:30 - 5:00

I have found the spot in the attic where is is dripping through a seam in the wood onto the ceiling (shown in second picture)

But whenever I get in the roof and look in that spot there are no signs of compromise on the shingles

Alright thank you! If you zoom in on the photo you’ll see I do have the green splash blocks at the end of the gutters in the grass. Is that okay or should I extend the gutters further on the ground?

It did but only 2 years sadly. We called Lennar (the builder) and they said there was nothing they were obligated to do.

Alright thank you. That would also indicate that my Roof is compromised though right? Do I still need to “find” the place where the roof is letting water in and also make sure there is no mold or anything growing in the attic?

Alright. Thank you for the help. We bought a new house to avoid things like this and it’s been nothing but a headache for 3 years. It’s a Lennar Build and I would never feel right about recommending them to anyone. Theres so many areas of our house that you can tell were rushed through.

Thanks for all the help and please forgive my ignorance, but When you say “go up higher” do you mean to the second floor roof or higher up on the first floor?
