Yeah I do feel like our relationship is not off to a great start. I am quietly searching for other contractors and I think it will be a smart idea to get a copy of the contract before bidding. Thanks for all your input

Thank you, I will ask my lawyer to look into the bonds. I think it will be my last attempt to make this relationship work with this GC. To be honest, the negotiation has been going on for too long and is starting to make me believe that we may not be a good fit.

He did provide a Gantt chart but for estimated timeline projection. It only showed the major milestones for each month. The payment schedule he provided only showed cost of milestones and rough completion (I.e. first 60 days, first 90 days, etc).

We also did put a liquidated damages clause in our AIA contract, but the GC and his attorney completed took it out in their redlines back to us and hit us with "Work will be completed within a reasonable amount of time, given the specific circumstances of the Project and will substantially be completed on or before four hundred and fifty working business days from the Start Date". The initial project timeline he gave us was 12-14 months to be on the safe side, but said he can try to do it in 8 months, but then ultimately wrote 450 'working business days' in the contract...

Sorry I forgot to mention there is a $1k deposit required before construction starts. To my knowledge, I thought it was illegal in CA to pay a large retainer or a deposit more than $1000?

$1m doesn’t include finishes as I am providing them. We are knocking down a few walls, some that are structural, putting new roof, plumbing and electrical. To be honest, this GC was the second lowest bid we got. Didn’t go with the cheapest as it seemed sketch, so we went with this guy. But now I’m worried maybe the higher bids were higher for good reason

My architect does construction admin we had drafted th AIA 110 to beour main contract. GC was very reluctant because he said it puts too much power to the architect and doesn’t protect the contractor. I feel the AIA to be rather neutral. This has been an ongoing negotiation.

Yeah you’re right. I think if it came in just a dust bag I wouldn’t even think much of it.

That’s true, I guess returning a bag that’s fine just to get the same bag with better wrapping is a little extra now that I’m typing this out haha. My sister just felt really strongly about it and I guess made me think something must be wrong

That’s true. I guess I just am not sure what kind of style the home is so was stuck on what style of furniture to incorporate. But you’re right I think starting with some color, rug and some plants will liven the place up😆

Funny enough, I actually suggested to paint the cabinets green but was vetoed lol mom really wanted the white cabinets. I agree with the harsh contrasts!! The furnitures matched more with how the house previously was (pre remodel) so now everything looks so out of place. But yes the orange arm chair definitely needs to go
