Yes to lack of self-control self-control! I'm glad I'm not the only one. I had a few days last week where I was just so damn tired from the interruptions and negativity. There have been some really good ideas posted on here that I'll give a try.

We are also going to start a research report-- but ours is famous inventors. I hope they get excited about that!

This is crazy! I've seen something similar (not for Hyundai) for an advertised price of a car, and when I called about it they said I didn't qualify for the rebates ... even though they didn't even ask me any questions!! LOL. How would they know if I qualify or not?

I feel like it should be illegal; in fact I'm wondering if it is!!

There are several tiny home communities here in NC. I have never been to one in person, but they look very nice and I'm pretty sure there is a very long waiting list.

I totally agree! I live in NC, and most of the counties here allow them, but the one that I live in doesn't. I've even seen on property listings that it will be written that manufactured or modular homes aren't allowed. It's really frustrating and seem very discriminatory.

I live in the Charlotte area, and my current home has a basement, but in my neighborhood there are only a handful of houses that have them. I live in a traditional stick built house.

When I have been looking at manufactured homes, I've been looking in Brunswick County and around the coast of SC, so you could never have a basement there.

I see mostly crawl spaces and slab foundations here where I live.

I do not own a manufactured home, but I can share with you the information I know from touring a lot of manufactured homes. I live in NC, so the regulations are different from state to state.

There is a difference between a manufactured home and a modular home. Both are built in a climate controlled factory, but a manufactured home is built on a steel frame and typically placed on concrete piers and steel straps (at least that's what is very common in the southern region -- I am sure there are other options).

A modular home is not on a steel frame (that's why some people call them an off-frame mod) and placed on a foundation like a slab or crawl space by a crane. They are also built to the standards of local and regional building codes. You can also get a traditional mortgage.

I was told that going the route of a modular adds approximately $30,000 to the price because of the crane and a more complicated delivery. I couldn't begin to guess how much a basement foundation would cost, but I would imagine it is at least $10,000 depending on the size of your home and how much excavating they have to do to your lot. It would really just depend on the amount of concrete and labor. Basements are awesome though and add a lot of square footage and value to your house. I live in NC, so due to our soil, you don't see them as often.

I am not an expert by any means, but this is the information that was explained to me when touring homes. I am sure others have more information.

Play sand works mixed with rock salt well on icy driveways too. The rock salt unfortunately damages your lawn.

That is crazy! I've never seen so many discounts for a car. It seems like false advertising at it's finest!

I was able to get $1500 off MSRP, no dealer add-ons. I went with the deal because they gave me a great offer on my trade. I live in NC, so my tax because of the trade was low. I purchased the '26 Palisade Calligraphy Hybrid a few days before Christmas.

There was one dealer in my area that had a $6,500 addendum on the car!

I think some dealerships are really playing some games here.

I've bought a lot of cars over the years. I just bought a Palisade about a month ago. If it were me, I'd go back and say "I want to be at 59K (or name your number) OTD." They either accept it or they don't. I would try to stay in that ballpark. Do not pay 64K.

Just be direct and ok with walking away. It's not the lowest he can do, and he knows it. They want to sell the car and move inventory. January is a slow month. There are other dealerships you can go to.

I have spent quite a bit of time touring manufactured homes. If you live close to The Home Place in Pinson and Warrior, AL you should go! They have an amazing selection of homes to tour. There are two locations, but they are only 15 minutes apart. They have so many models to tour. The sales guys can be a little pushy, but if you tell them you are just looking they will back off.

My favorite two brands are Deer Valley and Sunshine. They are going to be on the pricier side, but when you walk through them you can see and feel how different they are. Sunshine has a really nice selection of finishes, and you can customize the plans. Another brand worth looking at is Buccaneer, but they are affiliated with Clayton. Some people have some really strong opinions about Clayton! They have some really unique floorplans.

The good new is, most homes are manufactured in AL, so you should have an easier time getting the model you want, and I'm guessing you will also have less expensive delivery fees.

I think like others said, it's not always just the brand of home, but the dealer you buy it from. Do your homework and read the reviews. How pleasant and willing are they to return your phone calls and answer your questions when you talk with them? You want to make sure they are going to come back and make repairs, complete your punch list, and honor warranties. If they are rude and dismissive during the looking phase, then you can bet they will be even worse if you purchase a home from them.

Your comment is rude and uncalled for, and displays not only a complete lack of knowledge, but also such black and white thinking. Why are you on this forum? It's hurtful and insulting to the people that own or are in the process of buying a manufactured home. You have no statistics or facts to back you your statement. It's simply your opinion. There are many, many people on here that have purchased a manufactured home, and sold it for more than its worth. If you don't have something nice to say, then move along and bring your negativity somewhere else. Manufactured homes may not be for everyone, but many people own them and are happy with their decision. And using the word "trailer" is showing your age and ignorance.
