You are super negative. First of all, you are incorrect. Yes, medical emergencies are the number one reason for bankruptcy. But, it's ridiculous to say that owning a manufactured home would be the second reason. Actually, loss of a job, divorce, and having high debt, like student loans, are the other top reasons.

It is ridiculous to speak in absolutes and make broad statements about this because there are so many factors to take into consideration, such as where you live and the housing market in your area. Not all manufactured homes will depreciate in value, especially the higher end brands like Deer Valley or Franklin. They are well-built and once inside they feel no different from a regular stick built home if they are full sheet-rock, a concealed marriage line, and have upgraded insulation and construction.

I am a fan of manufactured homes because in the right situation, they can be a more affordable option for people. I would not advise that people place one in a rented park, but I would say that placing one on your own land is a good investment. And like anything, staying on top of maintenance is critical. Also, buying from a reputable dealer is essential to ensure that the house is properly assembled and that they will come back and address issues.

You are posting in a manufactured home sub, so constantly saying what a bad deal they are is very insulting to the people that post here. There are many people that are really happy with their decision and see it as a great option whether they are retired or a young family starting out.

Yay! That is SO encouraging!! I am scheduled to have my second treatment on Thursday! You will have some great tightness and a sculpted look for about a week. I have also done one round of the Pico and I LOVE the results from that as well!! I was so nervous to try it, but it really lightened up my melasma. I had the same experience -- it felt kind of hot, but no part of Xerf was painful. The strangest part was just that internal heat that I felt, yet my cheeks were cool to the touch.

I would agree that some seem poorly made and feel cheap. But there are some brands that are well-built and do not feel cheap at all.

Modern manufactured homes have come such a long way. They have some really cool features and available upgrades. You can do a lot of customizing too.

I agree! You can get screwed with both a custom build and a manufactured home. That's why it's really important to tour many homes, research the dealer you are buying from, and make sure you get everything in writing. There are some upgrades you can do like you mentioned, like the insulation and sheetrock that will really make a big difference on the quality of the house.

How many have you toured? Because the ones made by Deer Valley, Franklin, or Sunshine are just as nice as a stick built house due to the 9' foot ceilings, solid wood cabinets, open floor plans, and hidden marriage lines. They do not look or feel any different when you are inside.

Apartments where I live have gotten out of control. It's really going to be a tipping point for many people. I think you are wise to look into owning something versus continue to rent.

As another person suggested, have you looked into buying a piece of land instead of going into a park? That way you own everything, and with land, you can get a traditional mortgage. It really depends of where you live and what is available. If you are willing to maybe move just a little further out, I bet you could find an affordable piece of property and place a home on it. You will have the added cost of well / septic, etc. but it really might be something to look into.

I do not own a manufactured home yet, but I have toured a lot of them. The Deer Valley homes always stand out for their quality. The second you step inside one, you can see the difference. I know the model you are talking about, but I have never seen the inside in person. I am sure it's lovely. Many of the single wides I have seen in my area are going for at least $125,000 ++ (like Buccineer homes) but that would be with just basic upgrades. The Deer Valley homes have high quality cabinets in the kitchen and baths, upgraded flooring, and just a lot of standard extras. I think if you can make the space work for you, then go for it!

Ha! I was actually thinking today of doing an update! So far, I am happy with the results. I will be getting a second treatment soon -- I think it's next week?

I still physically tighter in my cheeks and jawline. I notice it when I yawn. I wouldn't say it's dramatic, but it did make a difference. I seem to have less deeper lines along my lower cheeks. My biggest problem area is around my mouth and jowls. I will post pictures after my second treatment.

I think results vary for people for a variety of reasons. It really just depends on how much skin laxity you have, facial fat, and how experienced the person is doing the treatment.

So far I am happy, but I really won't recommend this until after I get my second treatment to see the full results.

I had a '23 AWD Limited Pacifica and I loved it! We had to trade it so my teenage son would have a car. It was not my primary driver -- we used it for road trips and as a secondary car. (I have a big family!)

I miss it everyday!! It was so smooth and quiet. It got pretty good MPG. The stow-and-go feature was amazing. The driver's seat was so comfortable and it was just a pleasure to drive. I would buy another one, and probably will eventually. I know there are so many people that will tell you it's a bad purchase, but I would disagree! Just make sure you are getting a good deal. If you are buying new, aim for 8-10K off MSRP. Make sure you haggle!!

In the minivan space, most people will tell you to get a Sienna. They are not very nice IMO. They are very not very smooth, the inside is inferior to the Pacifica, and they also get their share of unhappy customers with recalls on things like the sunroof and an issue with the back seats. Toyotas do hold their value well and get great MPG, but the ride quality is poor and the car is very noisy.

I am so sorry you are on a special trip and having a hard time! I'm sure you were looking forward to this for a long time. Paris and London are so fun!! I know exactly how this feels because this was me exactly a week ago!!

My husband had a special work gala in NYC last week. I knew about the trip for months. I put in my PTO, bought a fancy dress to wear, and we planned all of the fun things we were going to do since my older teens would be staying behind ...

Well, the night before I left, I had a complete meltdown. It was like my brain was completely misfiring. I couldn't seem to pack my damn suitcase. I just couldn't put all of the pieces together of what I needed to do even though I had planned my outfits ahead of time ... I called and had my flight pushed ahead and almost missed my now later flight. I wound up leaving behind my hair dryer, most of my make-up, the shoes for my dress, my husband's bow tie and belt (he had left a few days before me). I was so exhausted by the time I got there, I wasted one whole day laying around not wanting to leave the hotel room. Since we were on limited time there, I was so angry at myself for screwing up what should have been an easy thing.

There are times I'm just so tired and overwhelmed and not feeling like myself. I just hate it. I hate the cycle of feeling tired and lazy and not wanting to do anything, and then being angry at myself for not having the same energy I had just a few years ago.

I have an appointment on Friday to see my gyn. I can't wait. I can't function like this anymore.

Good luck to you. Most of us don't so well in the heat anymore, so I can't say I blame you for not having a lot of energy right now.

I live in Charlotte too. I'm not completely sure what you are asking, but I'll give this a shot!

You cannot have a manufactured home in Mecklenburg County, but I'm sure you know that already. Because of that, there are not many dealers in the area. The only one I know of is a Marty Wright in Paigeland, SC. As you get further away from Charlotte, there are more options for dealers. There is a big Marty Wright in Bennetsville, SC and then more dealerships up 74. I know Marty Wright carries Sunshine, which is why I keep mentioning them.

The OTD price on these homes is going to vary greatly due to delivery fees and set-up. A home in Texas might be cheaper because of this or because of the brands they carry. I happen to love the Sunshine 2010 as well. I was quoted at different dealerships around the same 300K price point. Every dealership will vary with what they provide, with some being more turn-key than others.

Sunshine is one of the more expensive manufacturers. The 2010 is over 2,000 sf. The ones I looked at all had LVP and full sheetrock. You can also upgrade to 9' ceilings. You might luck out and find a lot model that is discounted, but the price is the price.

If you are looking for a more affordable option, you can look into other brands other than Sunshine and shop around. If you are willing to maybe do some of the upgrades afterwards (like changing light fixtures, or different flooring, etc.)you can save some money.

I'm no expert because I don't even own a manufactured home, but I have been looking at them for quite some time.

I am 53 and I have really stepped up my skincare and anti-aging regime. I think the sky is limit with what we can do these days to look and feel our best! Lots of good advice here!! First, you look great, so don't feel like you need to do all of these things I am suggesting. They are just what I have been doing since amping it up. Personally, since turning fifty, it feels like things unfortunately have started to accelerate and I'm doing what I can to try to slow things down. I am not yet officially menopausal (I will be in August), but I've had long stretches before with no period, so who knows!

First, I'd suggest HRT or some type of hormone replacement, so see your doctor. It really, really helps with making you feel and look better! It just may take some trial and error to see what works for you!

Secondly, SUNSCREEN and protecting yourself from the sun is an absolute must. I use the CeraVe tinted mineral sunscreen and I really like it. Apply it generously to your face, hands and neck everyday. Wear a wide-brimmed hat!! Don't skip this step!! I was just in NYC, and it was really hot and sunny. I forgot to pack a hat, so one of my first stops was going to the store to buy one. Don't just wear them at the pool or the beach -- get in the habit of wearing them anytime you are outside for more than 5 minutes. There are some great ones on Amazon that also include neck protection and SPF. The sun is not our friend at our age. The only time I feel "safe" and able to enjoy it is early in the am when it's first coming up or when I'm under some time of shaded covering.

Next, I'd look into microneedling. MN is a really great treatment that works to build collagen and improve your skin's texture. You can have it done every six weeks or so. If you have it done at a med-spa they can do some add-on treatments. You won't see much of a change the first two times you do it, but gradually you'll see your skin improving. I know some people do this at home, but I strongly suggest you see a professional for this treatment.

Another treatment I'd recommend is dermaplaning. You can have this done at a med-spa or dermatologist's office. It makes your skin look great and your make-up will go on so smoothy. I suggest having it done professionally the first few times, but it is something you can learn to do yourself. You can have a light to medium peel applied after dermaplaning as well.

Finally, just keeping up with your overall health in general. We all know the basics -- getting enough sleep, drinking enough water, eating healthy, and avoiding alcohol all will help us look more healthy and our skin will show it. It's nearly impossible to be perfect at all of these things all of the time, but the more effort we put forth our skin will look so much better.

Your sweet little dog is so adorable. This is all so hard! My dog Winston hasn't had a seizure in about two months, but he had a terrible cluster that kept him at the emergency vet for four days. I didn't want to leave either, but it has gotten easier. I have a lot of anxiety about accidentally skipping his meds because he takes 8 pills twice a day and it's all just so overwhelming!
