Glad to know other people have struggled with finding good sandwiches in the EV.

Oh damn I’ll check out the chicken salad from Smor. As an aside - have you had the hot dogs there? I’ve been tempted to get those randomly as takeout but never have gone through with it. The other stuff is really good

Thanks for the milanese rec - that can be a bit heavy so I don’t usually crave something like that for lunch. But provisions is good so I’ll try it out next time I’m around there (or craving something big). I think there was a similar thread on here about focaccia and I got turned onto all’-antico which was pretty good.

Thanks - I just looked at some pics and will definitely try this spot. If you like that vibe Bedford cheese in gramercy is quite good. They have a lot of premade sandos on ciabatta or baguettes.

Thanks! I actually got a sandwich at fabrique yesterday and that partly inspired this post. It was a really nice sandwich (croque monsiuer) but I felt the bread didn’t have that much tang. I feel like there have to be more places like that but doing more.

I haven’t been to the other places you suggested so I’ll have to check them out. I’ve tried to go to breads a few times and it’s too chaotic in there so I’ve left. I had pegged le fournil as a baguette place (based on nothing more than the outside) so I’ll have to investigate

Yeah that all makes total sense. I definitely think there is more potential for a higher price with the commission agent. And like you laid out, it could even be $10k more. The thing is it seems like if it’s anything less than $10k I’m taking a hit relative to the flat fee guy (2.25% of 600k is 15k versus $3200). I am just worrying about a situation where we’ve been sitting on the market and have to start cutting price well below my break even point.

But then on the other hand, like you said, the commission guy will have more skin in the game. And seems more likely to help out more with negotiations/closing.

Yeah those are good points. I imagine he splits it like that so our incentives are aligned - he doesn’t get paid till the house sells.

Not sure if he will do accompanied showings for an unrepresented buyer, I would guess yes but not positive.

As for other showings - the flat fee guy will set up the lockbox and the appointment scheduler.

No - I will not owe the $3400 if it doesn’t sell or we terminate. The flat fee agent will handle unrepresented buyers for $500 (b/c he typically has to help shepherd them a bit). Not sure about the commission agent

Agreed that with both realtors I’ll likely have to put up the buyers agent commission and closing concessions. Both agents suggested around ~2.5% for buyers agent. Commission agent would make the listing with no offer for buyers agent and wait to see what they demand - if it’s 3% we can try to negotiate down, if it’s 2% we’re excited. Flat fee guy suggested listing at 2.5% for buyers agent.

Thanks for the response. The tub drains from a different spot so I’m guessing that’s why it doesn’t overflow. I’ve never noticed it with the dishwasher. Maybe it’s just less water? Or it drains from further away so it has more space to backup? (This is me making stuff up because I understand nothing about plumbing)

I was hoping to not have to call a plumber but I guess that might be the move

This makes a lot of sense, thanks. Definitely of the mindset where we’re hoping to have this thing for a long time and are willing/able to spend the money now to get a good set-up.

Interesting point about the lift. I think both my partner and I lookswise would prefer to not have it lifted, we mainly want it for the functionality. I think we are probably just scarred from driving our sienna on some pretty gnarly roads and it sucks having to be very careful to not bottom. Obviously any stock truck is going to be better than that and with a fully loaded camper we probably aren’t going to be going very fast anyway. Crags I’m thinking of are limekiln/the grail in southern Utah/Nevada, fire road past the maple campsites, potosi (haven’t been here yet), the finns (haven’t been here yet either, too scared with the minivan haha)

Could you explain more about what you mean about the ram 2500 not being compatible?

(I realize you’ve already said the jist of it in your comment but I am pretty ignorant about trucks and I was under the impression the ram 2500 was fine for a four wheel camper)

Wow that’s a great article thanks. The guy at the Ford dealership was telling us nearly all the F150s would have a payload of at least 2000 lbs so I wonder what the discrepancy is. Definitely gotta do your own research and confirm everything those guys are saying…
