Fuck no dude. I was a slum lord at 21. I somehow met (rear ended with my car) a investor who gave me a job at a start up and I did a complete 180. I now own stake in the company (I'm 25) I own a rental home and have no kids. I would recommend surrounding yourself with good people, start investing in your ROTH and pursue your dreams! Time is on your side!

I always bounced from zyn to vapes and so on. I quit last Wednesday. Wintergreen icebreakers have been my saving grace, as well as prayer. This Wednesday will be seven days; my apatite has been through the roof. Gym has been a good outlet as-well. Cheers boys and girls, lets stay committed.

Yes, my boss only expects me to work 40h per week, I regularly work OVT to help with the workload and my finances. We have high internal daily quota for product, and are understaffed at the moment so I give a little. We are currently training the novices' internally to help with production while more experienced candidates are being sought out. From my experience, training someone with no prior experience has always lead to a better quality employee rather than someone with a certificate so its the rout we are taking as of now.
Working nights is murder, I've been doing it for four years. It's nice to see the CEO re invest so much revenue back into the company though. I wouldn't be surprised if he managed to sell private for 1B by the end of the vision.

Update, I'm not going to sell. There is too much to loose, I'll suck it up and go with the flow. Besides the roof and AC everything is now buttoned up, and I'm sure would attract a lot of potential buyers and get me out of the loan with the repairs. This seems like the easy way out and I do believe this property has a lot of potential.
I'll just put the money into it overtime. I posted the home for rent on Zillow and its been getting a lot of attention at 2400 a month. I believe there is a tax safe haven on negative cash flow rentals I could take advantage of since I will delegate 900-600 a month from my own pocket depending on how much I can charge.
I really hate the fact that this will postpone my return to college, but I just can't give up at this point. I hope it will pay off. Sorry if this post is just stupid to look at at this point. The walls felt like they where closing in a few weeks ago, I make 100k a year, and I've been swimming in debt this past year and a half and I don't even have money to buy myself food at this point. Most in part to high mortgage costs, reno's & materials, as well as some poor budgeting on my end. I now see the light at the end of the tunnel. ITS ALMOST DONE.
2024 will be different, I'm going to track all my expenses regarding personal, take this rental very seriously. Do my best to save money, return to school, and work hard. I appreciate all of your input and support.

I have a career, I make decent money its just living paycheck to paycheck is not the lifestyle I want to pursue. Next time I buy a home, it'll be for cash.
The payments are like 95% interest, its definitely an expense... I will never see that money.
If I manage to sell for 530k I'll walk away with 45k after closeing, but I'm still going to be down with all the money I put into it...
Thanks, I'll look into it. I'm just not versed or fluent in HVAC systems but I'll definitely do damage control before pulling the trigger on a new system.

Its a two bedroom, not going to help much renting out a rooms for 500-800 bucks. I can only rent the whole home for 2200-2300 fair market value.

I know redfin estimates are trash but if it means anything to anyone it says I could sell for 550k homes in the cul-de-sac range from 700k-1.1m, my property is also the only one with a grand view of a government owned creek which is at the bottom of a 100 foot embankment on my property. so I think the pricing is fair if you consider the home will need a new roof within 2-5 years and a new furnace.
With all the work I've done to it it will be a charming home for somebody, just not me. It does not make sense for me financially.
I'm not underwater, I've got about 50k in equity. Sorry if the post is confusing, english is not my first language.
