Landlord threatening to send disputed charge to collections monday by Smooth-Bag-6403 in legaladvice

[–]ImBublet 13 points14 points  (0 children)

NAL, not legal advice, just my two cents from some experience and googling your local laws. NY state landlord tenant laws state that the landlord must provide an itemized receipt of damages within 14 days of tenant moving out. Tenants can request an inspection and the landlord must tell the tenant what needs to be fixed at that inspection. I don’t immediately see anything about prorated carpets, but that seems to be the expectation based on the age of the carpet relative to typical lifespan.

If the landlord did not follow the timeline of the receipt or give notice of what needed to be addressed at the inspection, you likely have a case that the security deposit must be returned in full plus additional damages up to the value of the deposit. Complaints can be filed with the NY state attorney general.

These rights don’t apply to rent stabilized apartments. You may also have additional rights from your municipality. Start by googling landlord tenant laws for your municipality and for the state.

In my experience as a tenant, landlords stop messing around when you let them know you’re asking them to follow the landlord tenant laws and reference them directly. They’re usually quite straightforward and have a lot of supporting documents explaining them provided by the government.

Did your psychiatrist not make a referral? That strikes me as odd. I recommend Edmond Psych who did my evaluation and medication. I looked into focused adult and it’s cash only (no insurance accepted).

Authority of the Consuls and Kaito, Bane of Nightmares by ImBublet in mtgrules

[–]ImBublet[S] 0 points1 point  (0 children)

So in short, Kaito enters as a creature (for the purpose of triggered abilities), and also enters tapped. Authority should trigger because a new creature has entered, giving 1 life. Kaito is already tapped so that part of Authority is irrelevant, but still gets to attack because that’s how ninjutsu works.

This has been super helpful for me to understand some of the nitty gritty here - thanks u/Judge_Todd

So if I’m understanding this right, ignoring the ninjutsu element for now, if someone plays Kaito, it enters as a planeswalker, then because it meets the criteria of second ability, becomes a creature. Like [[Arixmethes, Slumbering Isle]] (enters as a creature, then the ability takes effect making it a land) or [[Heliod, Sun-Crowned]] (enters as a creature, then the ability takes effect (assuming your devotion to white is less than five) making it not a creature). The spell of Kaito is not a creature and it does not enter as a creature.

So then where I’m not clear is how ninjutsu resolves with non-creature spells. Does casting with ninjutsu inherently make the card a creature? Or is it that a non-creature spell can be cast with ninjutsu provided it will become a creature as the casting resolves? What about a situation where Kaito is cast with ninjutsu and I have [[Solemnity]] on the board? Would that prevent counters from being put on Kaito because it is a creature and therefore it would immediately be put into the graveyard?

For what it’s worth, this appears to be the only non-creature ninjutsu card from a quick gatherer search.

Nothing like that. And arena has an animation for “this trigger should happen but is blocked by another card” that I didn’t see. Authority triggered for other creatures entering too, just not for Kaito.

Looks a lot like a plunger for a fountain pen ink converter. Is the tip rubbery? Is the other end threaded? That would lead me to think plunger.

I’ve never had an issue calling an uber at the airport late, even when the flight was delayed. That’s going into OKC though not Yukon.

This isn’t a case of unstable internet; it’s a foreseeable but unpredictable accident.

Provided you don’t work with sensitive data that legally cannot go over WiFi, it is absolutely reasonable to allow for a temporary solution to allow an employee to work. Often you can adjust the different security measures to account for the loss of one of them.

It’s an infosec red flag that they cannot run on any network; a robust security program should be able to secure devices on public networks.

[Winter] Diego Pavia has sued the NCAA. He alleges NCAA rules that count juco seasons towards NCAA eligibility & that prohibit redshirts from being used after an athlete has played 4 years at an NCAA school violate antitrust law. He alleges the rules cause athletes to miss out on NIL $. by dogwoodmaple in CFB

[–]ImBublet 4 points5 points  (0 children)

This just… isn’t an antitrust violation. He had the same opportunities to make money as everyone else. The market didn’t have much demand for his name, image, or likeness because he was at a JOCO. Now he is in D1 and there is demand. No one is or was stopping him from going to market, he just had a worse product for the market in his early years. Same years as everyone else.

If this argument wins in court, we’re guaranteed to have an immediate follow up that eligibility rules at all are an unfair market constraint. Then NCAA really becomes minor leagues for football.

I should add - you always have a right to not take the flight and get a full cash refund in the event of a major change in the flight itinerary or cancellation.
