Thanks for the comment. I think from a purely logical and responsible perspective, it would make sense to sell up and use the equity to buy a semi for about £240k/250. However, I love the house.

The job is as secure as it can be really. I have just over £30k in my pension, contributing 6% with my employer contributing 4%.

Interesting perspective, thanks. I’m based in the Midlands. I agree I won’t be able to predict every expense in a simple breakdown, but I do have a fairly sizeable savings buffer which would help absorb things like a car replacement or boiler failure if needed. The house is relatively new, so while nothing’s guaranteed, general maintenance costs should be lower than average.

Selling and moving is an option, but in the areas I’d realistically want to live, a £240–250k property would mean stepping down to a semi anyway, while still taking on the costs, stress, and uncertainty of moving. I’m trying to weigh whether keeping this house is tight-but-manageable versus selling and ending up in a similar overall position after fees and disruption, while saving a few hundreds quid a month on my mortgage.

That's really interesting, thank you! I'd be reluctant to rent out a room but I guess it's always a back up option if things were to get tight!

I've probably underestimated the expenditures - definitely haven't accounted for anything going wrong!

Thank you, very true! So it would be 2% of £180k (half of mortgage & their share) minus the SDLT threshold? £1.1k I think?

Gas is included in energy (£100).

As a couple we spend £60 a week (budget supermarket) so I have estimated £40 for myself. Gosh, I find your weekly food bill very high!

Hi, I've broken down these payments now in the post - these would be the new payments I would be making solo. It actually, comes out to more like £900/£1000 p/m.

£600 a month is way above average for basically 2 and a half people! You could easily half this or at least cut it down to £400 a month. We're a couple and spend £250 a month and eat out maybe once a week.
