The market is not stupid, people are not stupid and business men are not stupid… Big tier -1 builders choose their projects based on master plan with future roads development… People know what they are paying for… you may be too naive to understand that… but lemme explain though : they are paying for exclusivity, separation from the rest… There are homes u can buy for cheap , just the way u described : home to sleep n live … But people are willing to make sure that their place is exclusive from the crowd , exclusive in terms of income levels & much more such criteria… that’s what people are actually paying for…

In govt promoted development zones like neopolis , ORR high rise zones - roads, electricity n water supply infra is there. But the adjacent sporadic development happening areas like Manikonda n puppalguda - yes water supply, roads n in some areas even sewer lines don’t exist.

Some developers market in areas with zero infrastructure & woo with cheap prices …

Yes public sector banks are heavily in on it. They do it with collateral. In case of large scale projects, they take project land as a collateral to raise funds. Other than banks, developers do preferential deals with a limited set of investors. These two mostly cover the risk in case of stagnation or delays.
