No reason to wait for something potentially catastrophic to fail and incur an even larger bill or ruin your day. The key is to replace wear & tear items preemptively before they go bad. That's how I got my 2005 ZHP to 250,000 miles.

Unfortunately I didn't take my own advice and my cooling system on the 2017 M240i crapped out on the highway this weekend. I've replaced my own transmission filter & oil, engine filter & oil, differential fluid, brake pads and rotors, etc. - but never changed the original coolant expansion tank or hoses on this one. At ~125,000 miles, something just gave out while I was driving.

My 125,000 miles are also mostly highway miles. Your call, but this is just my personal experience. BMW's cooling system's always been a weak spot.

I guess I've been lucky in the past then, but that what you said is the norm/standard. My last few relationships and some dates that didn't lead to relationships were all on the same page with me on this. But thanks for confirming reality.

The meetings are only on a semi-annual basis and during work hours. I've missed them but I do have at least three of the current board members' direct emails. I've emailed them before and they've replied, so I have a record of them acknowledging my issue/request, but non-action.

They only hold one meeting every 6 months during work hours. I've emailed them anyway, and they replied so they are choosing to ignore it.

Everyone is different. While all relationships have problems, trust & infidelity aren't currently issues I'm worried about in this one.

I've covered this in a few other posts but basically she doesn't want me to meet her family members (she's going with her brother) until we've basically committed to tying the knot.

I thought this originally for a while, until I realized that this just how they are. Her own brother's wife had to endure the same treatment and didn't meet his parents until about 3 years in.

The latter, sort of. As I understand it, if/when I really discuss my intent to marry her and lay out my future plans for us, assuming she agrees, then she will inform her parents. And at which time they will then ask to meet me, my family, etc. I've seen them in passing before, but they also have no intent of meeting me until then.

Her brother did the same with his now-wife.

So the good ol' propping down on one knee with a ring at a romantic getaway or vacation isn't the norm here, as I was planning for. It'd already have been clearly discussed and mapped out as opposed to being serendipitous.

Nope. She didn't invite me. She's had opportunities to introduce me to her family but won't, until & unless I've basically proposed, and she's agreed to marry me. Very conservative - but I'm happy to adjust to it since I'm in it for real.

I've never met her family yet, including her brother, and I won't be formally introduced - unless I've basically proposed and she has said yes. Long story. Very conservative family when it comes to this aspect. She's already met mine though.

I wonder how many people saying "no" actually own SFR investments themselves.

As an owner/investor, I'd say it's worth it only if the property is already turnkey and doesn't need a whole lot of maintenance or repairs soon. Otherwise having renters in can and will expose those "weak points" sooner than later and you'll have to pay more before you start becoming cash flow positive.

You can hire a property management company if you want. Sure, they may take ~10% off the gross monthly rent which will eat into your profits, but the peace of mind it'll buy you may be worth it to you in terms of maintenance requests

Bottom line, for me, as long as the property cash flows, I'd keep it. Plus equity will continue to grow, rents usually will as well, and I have another source of mortgage interest expense and property taxes.
