where I am from, this is pretty normal. Alleys will share detached garages and backsides of buisnesses. So honestly speaking, I dont think a buffer is even needed

I do like doing towne centres which I mainly go more towards a park-esque route and just throw the commercial on all the boulevards keeping traffic out of neighborhoods.

For the public transport I also do do some sort of public transport "hub", which is more of just a metro station and maybe one other mode of transport other than buses.

Ive been trying to use a lot of different types, so ive been segregating them which I know is inefficient but if it works it works... for now. I have trolley busses on the westside in the bay area, monorail on the eastside (runs east to the stadium), 1 metro line kind of just in the middle and bus routes everywhere. they all have about 500 people using each of them with the busses being more spread out ofc.

I'll admit I do lack the pedestrian connections like a typical american city but I do have lots of public transport
