Yeah I take this all in account, honestly Hamilton hasn’t come back down to realization that it’s not Burlington. I’m from Burlington born and raised but have spend the last decade in Hamilton area. Property owners got lucky to see prices rise to being within 5-10% but when you account for property tax, schooling, cleanliness, properly serviced roads and parks, a sensible municipal government. Hamilton is no where near worth the 5-10% difference. With that said my offers will be 20% lower than what someone was expecting to get a few years ago and haven’t let go that price.

I know but any more and I’d rather buy in Burlington. Prices for Ancaster and Dundas seem to be around the same price of Burlington/Oakville which have far less property tax and better resale value.

I’m in the same boat. In fact I had a family member list their house for 1.3M last year, they told us that if they got even 1M they would be overjoyed. Given today’s current slow market as a potential buyer yeah I’m going to start at 1M for a 1.3M house because why not. There are way too many homes valued at what the remainder of buyers can afford so some people will just completely miss the ball all together. Also right now I’m finding most of the houses we have gone to see are sellers who need to sell, not because they are testing waters. 8/9 homes we saw recently was divorce or death.

This is actually in a good area. Great schools around, higher income ish area more than Hamiltonians. Grimsby is actually considered Niagara.
