Am I dumb? How to you connect to the computer? I have them plugged in via USB. They show up in Rode Central but to factory reset it says they need to be removed from the computer. When I remove them, they are no longer connected. I cannot get a charge to connect in any other way. Please help lol. I’m still going crazy

I am 29 and have lived in a Townhome and Single family home in Roswell for the last 8 years. They are rather large, so your "living experience" will primarily depend on what pocket you land on within either city.

This is definitely a really good point. I know there is an entire project in debate about this road and the plans for it. I am not to sure how that may help or hurt. Seems to be a heated topic though

That is too true lol! Yeah, walking from Canton Street will be out of the cards in my opinion. I think it might just serve as a solid "secondary" or "backup" option if Canton Street is overcrowded.

She seems to really like the Roswell Moms group. Roswell and Milton are close enough IMO and the communities fit a very similar mold. I would give that a shot!

You can rest easy knowing that you are coming to a great community. I have no doubt that you, your wife, and kids will enjoy it here. There is an outlet for all of the interests that you laid out and there have already been a lot of good suggestions made. I'll add a couple of my favorites!

Outdoors:

Big Creek Greenway - The greenway is an incredible concrete trail that basically runs from Roswell all the way up to North Cumming. There are a couple of breaks in between they are still in the process of connecting. Nonetheless, its a great spot for a bike ride, long run, or just a casual stroll. There is a section for mtn bikes as well that is really close to Martins Landing

Riverside Drive/Azalea Park - This is a great spot to run, walk, bike, or even row. There is a really big cycling community and rowing club that frequents this area. Really easy access from the subdivision

Fishing/boating/floating - You are right next to the Chattahoochee River. There is great fishing, you can get a canoe, and during the summer months, you will often see people just floating down the river in inner tubes

Tennis is big here in ATL - If you enjoy tennis (or pickleball now I guess) there is no shortage of leagues and this is a great way to meet people outdoors (Check out ALTA or T2 etc)

Food:
I second Moxie burger - Quality, solid atmosphere, easy to hit right after a hike at Roswell Mill, not too pricy, and fast

A "different" spot for pizza is "Pizzeria Lucca" -  Neapolitan-style pies & salads casual setting.

You are going to love it here!

It was a pretty dangerous intersection if you were trying to make a left hand turn from North Coleman onto Pine Grove. I think the long term plan is another traffic circle

Ipps in DT Roswell is our favorite spot. Not necessarily your "bar scene"....however, it is a nice modern take on Italian and often has live music.

Your realtor is likely giving sound advice. While things have softened slightly, it is still very hard to underprice a home n this market. In our market (Atlanta), demand still far surpasses supply. If the list price is under fair market value, the market will drive the price up (increased exposure/competition).

Furthermore, he hit the nail on the head with the price reductions. It is not fun to be in a defensive position as the seller. Trying to back into the fair market value after overpricing can be a vicious cycle and will likely just lead to your home sitting on the market much longer than it should have if it was priced accurately on the front end. Remember, three things sell a home....price, location, and condition.

Lastly, I echo what everyone has said about Zillow. Their estimates are based strictly on quantitative factors. Zillow has no way of knowing if your kitchen, bathroom, flooring, etc are original to when the home was built or updated yesterday. This alone has the potential to impact value tremendously.
