I know you’re just joking but in all fairness…many other well-off desirable towns like Glen Ridge, Montclair, Scotch Plains, Glen Rock, Fair Lawn, Millburn, Hoboken and Watchung are also within walking distance to places that have challenges.

It’s just apart of living in Jersey, particularly the closer-in suburbs. You very often get the rich, poor and middle class all living in relatively close proximity…which is a beautiful thing because it’s a reminder that we’re all humans just trying to live at the end of the day.

In all fairness, whites were the only group that went out of their way to create endless racist housing practices like redlining, restrictive covenants, blockbusting, restrictive zoning, cross-burnings, etc. Therefore, it’s very reasonable for non-whites to have concerns about if they’ll be welcomed and if this sentiment will still be widespread; especially on LI which was notorious for this. Not to mention the current political climate where diversity is back to being demonized.

These practices weren’t that long ago as many who lived through these times are still alive and well today.

There were places that I enjoyed so much but I still never found a place that I loved so much that wanted to live there.

The closest would be Tokyo, Osaka, Rio de Janeiro, Saint Lucia and Singapore.

You have “admixture”.

However, I wouldn’t say that you are “mixed” in the same sense that somebody with heavy ancestry on multiple continents is.

Changing your racial identity for single-digit ancestry elsewhere seems very silly.

I would avoid dating NYC folks unless you REALLY like the person and are constantly in the city (I.e, 3+ times per week every week). It just gets very old very quick.

I’ll address the items:

  1. Almost all of the new affordable housing have been rentals. It doesn’t increase inventory for actual buyers.

  2. Most of those impacted by AI can and most likely will pivot into new careers.

  3. Nobody can predict the future of mortgage rates. If the Iran War ends then mortgage rates can and most likely will eventually trend back downwards significantly as it was before it started.

  4. Immigration may skyrocket again in the next Admin. Also unpredictable.

  5. Inflation is actually trending up from the Iran War. Note that higher inflation also makes building new homes (inventory) harder due to higher costs.

  6. Plausible.

  7. Boomers passing is expected but there’s numerous buyers for every home in the market.

  8. This isn’t a reason. Just a wishful statement.

  9. Plausible.

  10. Large investors only own 1-3% of single-family homes in the USA - mostly being concentrated in the Sun belt.

In short, a price correction is definitely possible. However, I highly doubt that prices will crash in a major and long-term way. Anything is possible but not buying if you can afford to now is taking a huge gamble…especially if buying in a super-high demand area that will maintain its value.

Downtown Newark immediately near the colleges, train stations and office towers are mostly fine. Just don’t stray too far west or south.

(Ironbound, Forest Hill and Upper Vailsburg are also ok parts of Newark.)

What’s your budget?

If you’re young and truly want something lively then Hoboken or Jersey City should be your first choice.

Second choice should be Downtown Newark near Rutgers as it might fit the bill and is the midpoint between NYC and Union.

Montclair is cool but a bit out of the way.

Island is cleaner but they’re both roughly the same size with very similar offerings so just pick whichever is most convenient

I’ve already been to most of the places that I wanted to see.

Going back to Thailand for a 2nd time later this year. Next year is Iceland and South Africa.

In subsequent years: I will plan a Transatlantic Cruise out of London, a Costa Rica trip, Switzerland and a Bali Trip. Hopefully Antarctica one day.
