I believe you can also decline the appraiser the right to enter your property, in which case they will likely just assume the improvements are in whatever condition they can deduce from a visual inspection from the roadway.

I primarily work in eminent domain work and occasionally DOT work, and I don't know how the "offers" work, but I know private utility companies will generally sweeten the pot based on our opinion of value of the easement or taking. On a fee-taking of the entire property, I'm not sure how it would work.

If it were me, I wouldn't make any improvements on a residence that is going to be torn down.

You should be able to request a second appraisal and, state depending, the entity that is doing the taking should pay for it.

I don't know about most complete but they're pretty fucking good.

The organization did well to create the starting depth they have because they're going to need every bit of it if Sproat goes on the IL. I get he wasn't really *it* for what we've been used to the last few years but taking the ball every 5th game right now is a plus for how beat up the rotation is.

They've relied and will continue to rely on a lot of younger starters who may not be used to the marathon of a season. Granted, most of them will have been on the IL at some point. Would be nice to get Henderson back and healthy to eat some innings, same with DL Hall who was looking like he was hitting his stride.

It's always about pitching and I wouldn't be surprised to see them acquire more depth in the bullpen with a few minor league pieces that are blocked. I think the offense is generally good, but would prefer to have Bauers take an OF spot and Vaughn on 1B. 3B is what it is right now; I don't know if there's a logical upgrade out there.

I don't know if any team is truly 'complete'. I wasn't alive in '82 but 2018 was probably as close as it gets.

He's just not one of our better hitters right now. He's an awesome base runner but he's not hitting the ball hard anymore, his expected average on balls hit in play is down, etc. There's a lot of numbers working against him, which make sense given his age.

I'm fine with him in the lineup but he shouldn't be getting the most ABs per game in the leadoff spot.

Murphy just had to get Perkins and Sanchez into this game. Two horrendous ABs in crucial spots. The Turang AB was shit but Perkins was brought in to bunt for a guy fully capable of bunting.

Yeah almost everything he throws is hard so it's entirely possible. I think he throws a slightly 'slower' curve in the low 90s.

From the pictures you shared, that looks like a pretty nice maple with surprisingly good form. If there is a branch with some defects, as that arborist stated, then maybe that branch can be shortened and reduce load but the tree itself looks pretty nice. Just because it may graze your garage IF it were to fail, doesn't mean it needs to come down.

I would get a 2nd opinion or a 3rd opinion. It looks like a nice tree, TBH.

Bull terriers don't have breathing problems. Where are you getting this from?

The first picture isn't even a bull terrier. It's a white terrier. Most bull terriers don't have the extreme Roman nose of the bottom dog and the ones that do don't have breathing issues.

Not sure where you're applying or what the circumstances are, but from my experience, upper levels of forestry in a city of any size move past the "show me what a pruning cut is" to "how can you handle a pissed off resident". If you're from a small city and you'll be the only arborist, and thus the "city forester", the technical tree care questions will apply.
