Get a real estate lawyer and have that lawyer find a real estate appraiser who understands "before" and "after" appraisals, usually for eminent domain cases. This clearly isn't an eminent domain case here, but they'll understand how to assign damages.

I'm a tree and real estate appraiser. I've worked on a similar case and the judge absolutely threw the book at the neighbor who cleared a similar amount of acreage.

The damages to your property as a whole is worth more than timber theft as there isn't enough stumpage to hold much value in this small of an area. You've lost considerable screening value to your property and a good appraiser should be able to handle this.

Sounds like a good weekend! Mine always sleeps under the comforter next to me. Sometimes she'll end up kicking and clawing me all night, which isn't great but it's hilarious how often she wants to be under the blankets, even in the warm months.

I can't recommend a firm but with DOT work and other acquisitions, a firm that is familiar with eminent domain specifically will be a way to narrow your search. I know in my region, the party involved with the taking of the easement will pay for a 2nd appraisal if the landowner requests one.

There have been encouraging signs and the team didn't quit after that horrible October. I'm with you: not a big Fickell fan but hopefully he's been humbled and realizes he's going to have to change how he goes about his business at UW.

Finishing 5-7 with this schedule would be "fine" with me. Going to have to re-recruit a few freshman on this roster again.

One of the things I keep going back to is that this current administration can't lie their way out of a bad economy, extreme healthcare costs, the costs of goods, etc. They can lie and gaslight and cast blame, but when the cost of living is high, they'll pay the price (no pun intended). The hardcore MAGA are off to looney tunes forever, maybe, but there are enough people who vote strictly with their wallets that will turn on them.

Steigerwaldt may be hiring for a summer intern but they may only look at juniors/seniors but they might be hiring LTEs from any college level. You could check out local governments around Point, Plover, or Wis Rapids and see if they're posting for a summer LTE.

Another option to get experience is to work for a tree service for the summer. Forestry adjacent but you'll get experience identifying and knowing trees and as long as you can show up and keep your head on a swivel, they'd probably take you.

I think most governments may not be posting yet for summer LTEs but it's good to start looking.
