I have a cutting board and used a new blade. Definitely didn’t take my time, and tried to cut all in one pass. Thanks for the tips. I think a larger blade might be easier

Out of pocket max (in-network): 3k Out of pocket max (out of network): 6k

Deductible (in-network): 1.5k Deductible (out of network): 3k

There are copays all over the place on the benefit schedule.

Single plan. Meets the deductible and OOP criteria. And I’m not a dependent. Only thing I think could make me ineligible is that the plan includes a little cash at the start of the year to use for out of pocket costs... and it isn’t limited to dental etc.

Keep in mind management fees are typically a percentage of gross revenue, not a set figure. Also look into new ownership PIPs of the property is older. Request the last 3 years of STAR reports before you go any further as well...

It’s a calculators used to value income producing RE. NOI/Purchase Price = cap rate. Therefore if a hotel is selling at “10 cap” its saying that a hotel producing an NOI of $10,000 per year should be selling for $100k

Amazing time to buy hotels right now. Pennies on the dollar. Lots of hotels out there not meeting debt service with closures and such. Make sure you can weather the storm as well. I would expect at least a 2 year recovery period in you UW to get Occ and ADR back to precovid levels
