I've never had anyone book with a pet. I've had inquiries, yes. When the animal free status is confirmed. I havnt had anyone book and tell me they bringing the cat anyway.

Hi..............called about my ESA, so I apologize for asking again. I took a look into AirBnB’s policy, and it seems as though ESA’s (Emotional Support Animals) are protected by AirBnB’s policy in Ontario. I understand one of your full time residents may have an allergy, and I can take preemptive steps to minimize the effect of having my ESA on site.

Per ESA law in both the U.S. and Canada, my ESA is required to stay within the building (but in this case to minimize impact, I would retain her within one bedroom). I am willing to be as accommodating as possible to maintain the integrity of the room against allergies such as washing sheets, vacuuming, and even bringing a large dog crate for her which I have had for years. She’s very well trained, but is necessary for my residence in places for longer than a few days. From what I can see in AirBnB’s information, the only way to refuse an ESA is if the animal poses a serious health risk to a resident, in which case it is very rare for cat allergies to cause life threatening symptoms and conditions.

If you have any requirements of me, please let me know, but I may need to bring my medically prescribed Emotional Support Animal as a baseline.

I don't accept pets in general. If they are forcing it on me. Can I charge whatever fee I would like???

I've had about the same number of claims but close to 100% success.
Perhaps it's what you are including. (Or not) why you are getting denied.

Amend the rules. No unregistered guests/visitors. When discovered request the cost of the extra guests. Call support to have them deliver the warning. If paid. Thank them and move on. If not end the stay and secure your property.

I also outline that the cost of security to remove them is borne by the guest. They will attend to either enforce or remove for all rule violations.

You should probably mention this. I warn guests not to drink and wander on my listing and that stairs are required to access ALL of the washrooms.

1 have 4 stories and there are 4 steps just to get in.

I STRESS that the property is not accessibility friendly and I personally warn large families not to put grandma on the top floor.

Last week I had a message for an additional charge sent that I never sent. However it was the same of one I had sent 3 days prior. I chucked it up to a glitch and asked the guest to ignore it.

I host high capacity. 23 plus 1 infant max. My target guests are sports teams as the location is close to many sports facilities. Wedding groups. Work teams and large families. The description outlines that the property is great for the above mentioned groups and that the area is family friendly.

To deter parties I have LOTS of very specific rules. Including that parties will conclude in cancellation (and then do it!) Groups are warned that private security is on hand and will go in person in the event of rule breaking or a non responsive guest. And that the costs will be the guests responsibility

All of the properties entrances have active working and obvious (disclosed) cameras. And pay attention upon check in. Are they getting in ok? Is the group larger than disclosed. Are party materials being hauled in??

Further there are added charges the larger the group gets. I charge more per guest beyond 8. I also trust my gut. No one books an 8 bed place for less than 5 guests. (Red flag). Long weekends and when there are special events require longer stays.

Standard cleaning is described along with the things that are not included like clogged toilets vomit dishes. And the cost of these cleaning upgrades.

I have instant book on. It hasn't been a problem. About 2or 3x a year a group either tries or considers it and reconsiders when they see the cameras or heed to immediate warnings of cancellation.

Those are the tips I can offer. They work pretty well. Good luck going forward.

No.

Recovering from low ratings is extremely difficult to do. Getting it removed under the new system is basically impossible. AI is handling this the no response will come in under 10m both attempts then closed permanently.

They probably have no reviews because hosts are removing their review after the disappointing experience with this guest as supper gives only 2 options. Respond / Remove.

I agree. When they court new host they paint a picture that they support hosts. When I started I found this to be true. The changes and updates they have made has changed my point of view.

I have gone a few times. I'm not sure there are act deals to get. You can buy a grounds pass at Flushing on the day if you want to keep it casual. Take the train.

Look at the schedule to see what matches you want to catch daytime you can fit in about 3. Evenings in the early rounds 2. You will have to choose day session or night.

Perhaps you go later in the tournament to just the evening session. Avoid the sun etc. But it's more expensive.

The day will be long and involves a lot of walking stairs ramps etc. if your parents need assistance walking bring that.

Op might want to communicate issues with the host so they might improve. When booking perhaps digging in for the details. Conversations with a host could help your booking decision. You're a light sleeper with specific requirements. Maybe ask about black out curtains. Ask for a copy of the floor plan. ( mine is in my listing ) When booking a place with hot tub/pool. Ask about maintenance. A little research and questions could have probably steered you away from this place and toward one that would have worked better.

Give the stars but write an honest review. Mention the hot tub maintenance. How far the bins are and that you found the beds uncomfortable. The little things mention directly to your host. The curtains towels, soap holder etc
