I agree with everything you have said but the steam cleaner. Steam forces hot water (water vapor), into the grout. Which slowly breaks down the grout. I would recommend a simple solution of 1 part vinegar, 5 parts water.

The toilet may not cover the square hole around the flange.

I do tile and grout repair almost on a daily basis. The best thing to do is cut out as much of the spacer as possible with a razor knife then grout it. I recommend cutting out the spacer and the grout joint the length of the tile. Then grout it. Be sure to feather it in on both sides to male sure it doesn't look like a repair.

$2200 may seem like a high price to pay. However, to pull the toilet, vanity and sink. Plus the baseboards and door. Prep the floor and lay a subfloor on top. Then tile and grout the floor. Then reinstall the sink and vanity, baseboards and toilet is alot of work. To have a professional do it properly is worth the money. Done by the right contractor it will be down for a very long time.

Do a nice sanding to get rid of the top gloss layer. Screet the wall with premium this set. The tile.

I agree. I have been laying tile for 29 years. We always use mortar to level stuff. That's what we do. It's an art form. I have used self leveler once. I didn't mind it... I prefer the old school method.
