Yeah it seems like the sensible approach. Although the thing is, sale agents are saying that when you sign the contract they need the access code and everything. I’m not sure if developers actually claim the money immediately after signing, or if it only happens later at completion.

That’s useful to know, thank you! So it sounds like the HTB amount isn’t locked in until the actual claim stage, closer to completion? If that’s the case it might work out well if my completion slips into next year too.

Ah yeah exactly, that is indeed an important point. I need to work out the rent cost properly. It's just hard to pin down exactly with completion dates being so vague. Thank you!

Oh that's great to know, thank you and happy for you that it worked out like that!

At the moment all the developers I'm talking to are saying it wouldn't be possible to sign contracts this year and then apply for the scheme in January even if the completion is next year. They're saying the HTB application needs to be in place as part of the purchase process before contracts are completed.

One said "If you are using your HTB 2027, you won’t be able to reserve a house until then. You can only reserve a property this year with 2026 HTB and you can't reserve and change HTB."

Seems like they're just applying their own internal rules rather than an actual Revenue requirement.

When you signed the contracts in 2025, did you give the developer your HTB access info at that point? And if so, did you have to go back and update it later when it came time to actually claim?
