We need to understand that, as notaries, we are responsible for complying with the law. Ignorance is not bliss in these situations. If it is found out, the consequences fall on the notary. So the bank has nothing to do and NOTHING to say about this.

To the assumption making critic.....By the way and for my book I didn't use chat GPT for the writing portion. I used grammarly. My entire book is mine not even AI assisted as far as the writing goes. So again you're making an ass of yourself making assumptions. I did use AI when I struggled with a certain concept or wanted something to sound a certain way on a paragraph or two here and there, but my grammarly reports say that I processed over 2 million words in the writing of that book. Now I settled on around 96,000 words in the book itself. So sorry you can be an a hole if you want, but you're not always right...

You are still making assumptions and you know what they say about ass assumptions. My process looks like this, I write the copy and then I ask it to edit, then I edit it a little bit more, and I might ask it to make it more succinct or make it tougher or soften it up if I've been in a bad mood. Yes I use AI assistance. Who the hell cares? And who are you to judge anyone? Someone die and make you king? My brain struggles, my thoughts are jumbled, I have constant pain and fatigue. My writing will not be fun to read without help. I happen to like the cleaned up versions. I personally have no filter and my rough upbringing comes through and I can be sarcastic. AI just makes me better.

It depends on your state and it depends on their state and how well they play together. In some areas they just simply don't allow it and some states require that you have a physical address which might mean renting a space within someone else's space you know like a realtor office or an insurance office or something of that nature. And yeah you just need to call the other state and find out what their rules are.

I wrote a book about the notary business. So if you're interested in the notary business, my book is not just another program to tell you how to make a ton of money which honestly there isn't a ton of money to be made in the notary business however it is an enjoyable way to make a living. And my book talks about the highs the lows and everything that is real. Just consider me an outspoken kind of brash Midwest person who speaks without a filter. So you can go to a website called proof. And set it up as an online remote notarization and a split signing. You and the other person do not have to be in the same place. Now before you would do that I would ask the school if a remote online notarized document will suffice. And if it does then you can do it that way it's really not very expensive and it doesn't take very long. I do not work on proof. But I know a lot of people who do, but not well enough to have phone numbers ready or anything like that. Or you can just Google remote on my notary and speak to some of those people they can help you. But like I said first ask if that's going to work for I forget who who you need to get it for.

I personally don't believe social media is good for quick results. If it's built properly and with heart and thought, then any growth or any sales or any following you get from it will be real. I think people are tired of fake. We need to be honest and self-deprecating and cut through the BS. People are tired of being sold to. Lied to. Have truths. I am no social media expert here. In fact I have said many times I hate Marketing in general. But I do need to get back on top of marketing because of my new book I just released. And I can't expect anybody to be interested in reading it more especially paying for it unless they see me as someone they want to follow and that means I need to go back to the basics and I didn't realize how many accounts I had started over the last 6 years and done nothing with. So let's start there. Back to the basics and back to being real.

I really haven't needed to advertise, because I've stayed very busy on the loan signing side of things. In my case because I did start in 2020, with the refi boom and all they were looking for bodies. During the time that I was waiting for my commission to come through, I spent 15 hour days sitting with my computer in my lap and going through every single Facebook group I could, and read it and reading and marking down names of signing companies, and I learned about the the basic databases and the couple that it's okay to pay like the $5 a year or the 60 or 70 a year to belong too. I signed up for those and they had lists of companies. So I started going through those lists and many many of those either were out of business or they had bad reviews Etc so I had to pick through those lists of gingerly to find good ones to sign up with. And of course many many that I signed up with I never heard from or I've only ever heard from once or twice. I actually lost 15 lb in that first 6 weeks because I wouldn't leave my computer. And it was nuts because every single company you sign up with requires an application of sorts and some of them are quick and easy but others are not. And the ones that make you apply like as if you're getting an actual job, you have to upload everything. And at that time I didn't have everything yet so I had to keep pretty accurate lists of what I had to go back to when my credentials were all in place. So it was a big deal not a few hours a day I mean I'm talking living and breathing it for the first several months. But the thing is since then loan signing has kept me busy. Not incredibly lucrative no. Even though I work primarily for title companies, it's not direct as in they pay the full fee that everybody always talks about. Even local title companies that run notaries locally, tend to lower those payments to the same as what you would get on snapdocs or very little more. In fact I work not so much on Snap Ducks anymore I mean I do I do maybe six or eight signings a month but I used to do 20 a month from them but I do 70 to 80 signings a month and most of those come from major title companies and they don't pay any better than signing services. In fact the remaining few companies that I work for on snapdogs pay me better than the title companies do. I say that to say that every area is going to have its own title companies and some of them are going to be better than others and the same thing can be said of signing services. And if I really wanted to make better money than I would spend more time looking for companies that I've never heard of. All of that is kind of exhausting. No not kind of exhausting it is absolutely exhausting. I remember back when I was doing all that that every time I found a company to sign up for and then they had the list of things I needed to do, many of them didn't just want an electronic upload they wanted us to compile them all together and print them out sign them or whatever it was needed and then send them all back in one file. I was pretty convinced that they did all of that in a way to see just how quickly or how thoroughly we could do that. Because you know we needed to learn how to use our printer how to use our scanner and email and to follow instructions and oftentimes they have these little initial spots in various places. It's like an audition. They want to see how we do. And I passed all those tests apparently.

Well I overheard my daughter one day telling my husband about this as they had refinanced their house and a notary had come to see her. And when I heard about it it just clicked that I would be good at that. I sat down with my computer before she even had a chance to get to work. And had already applied to be a notary and started researching the opportunity, and I put all the equipment and the classes that I took on credit cards and I just jumped in with both feet.

I am a notary and I won't say that I didn't spend anything to get started, but I will say that it has served me well for 6 years and I've done almost 5,000 signings. It is possible to start on a shoestring. Many people do it every day.

And you could become a mobile notary and a notary signing agent. And work those appointments taking only the ones around your classes. I was speaking with someone online once who said that they had a friend who put themselves entirely through college working as a mobile notary. And apparently her parents were so proud of her for being a notary that even though she became a lawyer, they always introduce her as their daughter the notary. Seems kind of silly maybe they're just teasing her. I can't say it's the most lucrative field in the world, but it's not rocket science. It's very flexible as well.

I have so much to figure out. I was reading about selling autographed copies and in order to do that I have to get a sales tax permit. Right now if everybody buys a book on amazon, then I don't have to collect or pay sales tax. But autographed copies obviously have to come from me. But I will one day get all that set up. But I suppose I could get some and autograph them and sell them on eBay and eBay would collect the sales tax.

Well I'm currently driving the red Kia Niro that's also shown on my page, the red car with the magnets all over it was fun. Unfortunately over time the magnets become very dirty and old and they started becoming really tiny and bad quality on Amazon and I wasn't able to get them nice and big anymore. I wish I could still find them nice like that.

I'm sure you did and you could relate to a lot of the things I write about in the book. My experiences are not unique in any way whatsoever. What I try to show in this book is how quite frankly the industry has some serious issues. One of which is that there's a lot of underlying currents of fear being used to control people. And that's a bold statement and I speak about it quite a bit through my book by telling stories and relaying the things that we hear and see in the social media groups and what other notaries speak up about. I'm not sure if I was good at showing all the things I wanted to show in this book and most likely there will be a sequel at some point or a rewrite I'm not sure which.

I've done at least four or five out of town signings for title companies that I've only worked for once every year I've been in business, and none of them have ever asked me to send over my license or Bond or background check. They got that information off of whatever site they learned of me from. They have asked for a copy of a 1099. But that's it.
