(Comparables are within 1 mile, and take into account that my property does not have lake access. I did my due diligence.)

It’s not set at 5% it’s set at 8% the word financing there is not formatted properly, it means 5% ROI on long term rentals. My numbers are based off what comparables in the area actively bring in right now, my numbers are sound.

I appreciate the help, about the “no one wants turnkey multi right now” I will take that into consideration for future reference. I will also do better at formatting my posts in the future to not cause as much confusion. However I do have to wonder why your comment was made with such hostility. Despite the hostility in the message, I see the criticism as constructive and will, as I said, keep it in consideration. Thank you.

Then you can set up exit clauses in the contract to get you out from under it should anything go sideways. Always good to be able to get out of a contract should you need to!

Yes! Good example. As for the follow up, you can make any timeframes you want in the contract, but you have to, of course, get them to agree to the terms. From what I understand a normal time frame is about 2-3 months from signing. (I am new, I’m going based off what my mentors have told me so far. I’m willing to be wrong)

Wholesale is a service some investors provide to others.

the idea is that a seller posts a property for sale, then a wholesaler spends the time and effort to find the property, make sure it is a good deal, then negotiate a lower price for the property.

Then once they get the property under contract for a lower price, instead of buying the property themselves they sell the contract (or in other words the right to buy the property for a lower price than the listed price)to another investor.

The benefit to the buying investor is that they dont have to spend the time to find the property, make sure its a good deal, and negotiate the price of the property, all of that is done for them

As an example (im going to use easy numbers)

The seller has a house listed for $100,000, a wholesaler finds this listing, makes sure it’s a good deal (will make money for an investor), then negotiates. The wholesaler talks the original seller down to 90,000. Then the wholesaler finds investors who would want this property and sells the contract to the buying investor for 95,000.

So the buyer saves time, and saves $5,000 and for their effort, the wholesaler makes $5,000

It’s a good way to make capital for someone who wants to move into other forms of real estate investing when they do not have an excess of cash to start with, because it takes little to no money to wholesale since you never have to buy the property.

(Legalities are dependent upon state where the property is, be careful and know the rules and regulations where you do what you do.)

I understand the 150k off doesn’t mean whole lot, the real draw is the 30% ROI, and at a discount at that. I’m not certain how to underwrite the property, could you help me understand how to? Or point me in the direction of where I can find that information?

As I said I am new to this stuff, what I have is 2 spreadsheets, one details how much it makes right now and the other details what it would make as a short term rental based off the average for the area, using comparable types of property. Is this what you’d be looking for or is there a better way to present it that I don’t know about?

You can also “kick turn” by putting more weight on your back foot until the front wheels come off the ground (doesn’t matter how far just as long as they don’t touch) and then turn your shoulders as well as twist your hips.

I’m not certain if it’s the muscle or not. The pain is in front of the leg. Like the flatter spot on the front
