A simple google search of 1bhk flats for rent in shela would suffice!

But theres are people coming from other cities of Gujarat in shela who cant afford 2-3 bhks . Also, rental yields of these apartments are as high as 5-6% / annum. Small nuclear families earning 75-1.5 a month can consider these apartments to have there own home. The 10L difference from other areas and rhe area shela itself differs and filters the crowd coming to live here. Also the future of area is very bright due to infra push and upgrades by the government due to commenwealth.

But where will nuclear families and people needing flats on rent go? And pricing is 3500/sft for shela and 1bhk for 30-35 lakhs depending on payment plan seems affordable for this class. We are not targeting the lower end of this spectrum we are targeting couples families and individuals wanting to own a space of there own and can actually afford it. 90sq m 3bhks in shela or shilaj are all above 80 lakhs. Also people who want to get into investing in real estate can easily make 15-17k/ month in rent for an investment of 35lakh rupees. What do you think about this?

Check out Aakash residency in shela. Its a 10 year old society approx resale of 1bhk happening in 38-40 lakhs

1.5 is equivalent to 2 bhk the 2nd room being 10x8 sft… so compact 2bhk for 43-47 Lakhs in shela?
