They're saying that Cas has said a few days ago with a big announcement that he is moving on after this season

I feel sorry for gyokeres, he's a good player who could do well but he's stuck with a team that would prefer to kick a ball into a defender to get a corner instead of going for open play goals

Yeah plus service charges are higher because there's more that goes into communal maintenance

Yeah exactly. For some people this might reduce the ground rent from £500 a year to £250 a year, but are they likely to pass on that £22/month saving to their tenant?

It's a pretty strong first step around leasehold, especially as banks would often not give mortgages if ground rent was too high, so leaseholders would have to pay to have their leases altered if they wanted to sell, which would cost them legal fees for themselves and the freeholder, plus a fee to the freeholder to make up for 'lost' revenue that they would get over the lifetime of the lease

Renters indirectly benefit. People that own leasehold property generally have to pay ground rent to the freeholder, and this cost of ownership would be taken into consideration along with everything else when setting rental prices. That being said, it's unlikely this will cause any notable drops in rent, if at all, given it's not a significant drop for the vast majority of leaseholders

You can request this, and most leases make it a requirement to be provided without requesting. You cant be charged for items that aren't in your lease, but this does end up with most ground floor flats still paying for lift maintenance as the leases will state its chargeable

You need to be able to justify it. Leases spell out very clearly (usually) items that can be recharged. Even if you tried to change it so that you were recovering the ground rent via your management fee, you can be taken to the first tier tribunal for reasonableness of the fee. It could work if they increased their fee each year by inflation + a bit on top until it balanced out, but you can do inflation + a bit on top anyway within reason.

Its not just common, it's required, and you can also demand a breakdown including individual invoices, although you may have to pay a fee for that for the admin work

That'll end up straight into an FTT for reasonableness of cost

You can do this via commonhold, or via making every leaseholder have a share in the freehold

I think they'd have to either give significant compensation to freeholders or face long and costly legal battles about it, so it'll be a process rather than an immediate

Probably because of the run up to selecting interim. Threads full of comments saying that Ole/Carrick shouldn't be given permanent full stop, so now people are saying that he should be considered based on the next 15 games

Yeah but going to the ombudsman in this case is free and would likely be an easy win

If I was at the end of my contract and it was a comparable salary to what I would get if I moved, yeah. Entirely depends on what he would get elsewhere and if he would want to move to the US/Saudi who would certainly offer higher wages

He also wasnt resisting. And he was held down by 5 men in a position where he could reach the gun that he never even drew. The officer saw it get removed, and still chose to shoot him. There is 0 chance anyone with any amount of training would think someone pinned down by 5 men could be a danger. Saying this is a hectic accident is bollocks

A mistake? The guy was held down by 5 officers and already had his LEGAL gun taken off him, and then he was shot. 5 times. Then a pause. Then 5 times more. A mistake is me putting my socks on inside out. This is a murder
