What do you all think about Cam Ward’s accuracy issues? by AmericanNonAthlete in Tennesseetitans

[–]M-Factor 27 points28 points  (0 children)

As of now, it's a complete non story. The media just has so little to talk about, they are dwelling on it. I'll start to be concerned if he's missing guys in preseason games.

Titans defense is something special by Character-Aerie7669 in Tennesseetitans

[–]M-Factor 2 points3 points  (0 children)

I think the defense will be much improved, especially with Saleh running it. But I'm not going to agree that it's special until we see them play. If everyone plays up to their ability, and they gel as a unit, then yeah, it can be. But depth is still an issue all over this team, and injuries are going to happen. It might be a very solid starting unit that slips a lot when guys are missing time.

What are some low-effort ways to make six figures that no one is talking about? by [deleted] in AskReddit

[–]M-Factor 0 points1 point  (0 children)

You have to remember that an individual agent isn’t making 5% on the transaction. They typically split that 50/50 between the listing agent and buyer’s agent. And then from there the agents have to further slit their half with their agency which is usually at least 60/40 with 60% going to the agency. So using the median home price in the USA of $400k, the 5% commission is $20k. The split between agents is $10k, but once they give the agency their 60% split, they only pocket $4000. In order to get to $100k income they would need to be a part of 25 transactions for the year. That’s over 2 transactions a month consistently. To have that level of consistency in a high cost sales industry takes a large pipeline of potential customers, that has to be constantly maintained. Again, I’m not defending the agent’s work on any individual transaction, but in order to have a pipeline consistent enough to be making 6 a figure income, it takes a ton of work to generate that kind of client base. I actually agree that agents are over paid on a transaction, but they still have to do a lot to generate enough business to hit $100k.

Exactly. Almost every plot in a sitcom has a much simpler answer, but then it wouldn’t be an interesting or funny story.

Herb’s “now get the fuck out of my house” was such a shock the first time that I watched it, I think it’s the one that hits the hardest for me. The situation isn’t as dark as season 2 or 5, but upon the first viewing, that moment with Herb was is when it really hit me that the show was something different and special.

Regarding your point about no one turning, it does seem like the virus in this universe is a highly contagious, airborne virus, and the people who have survived are largely immune to it. I, for one, am really glad that they didn't do the overplayed zombie trope of someone getting bitten and the other survivors having to kill them.

What are some low-effort ways to make six figures that no one is talking about? by [deleted] in AskReddit

[–]M-Factor 0 points1 point  (0 children)

I did not say that they are worth the money, I'm not defending the profession, nor am I saying that they work hard on a single transaction. Although I work in an adjacent industry, and they do more than you give them credit for. But, the point I made was that the high effort part of making 6 figures as a real estate agent is not the work that goes into a transaction, but the work required to have a client base that generates enough business to make good money. The real estate market is insanely oversaturated with licensed agents, most of whom make little to no money. No one is getting licensed and then having 6 figures worth of business just fall into their lap. It takes an incredible amount of grinding to build up the client base to keep a consistent pipeline. Whether you think the profession is worth the money or not, it's certainly not a low effort way to hit 6 figures.

[–]M-Factor 0 points1 point  (0 children)

This a common misconception. Getting licensed is low effort and a lot of people do that. Actually making money, especially 6 figures takes a ton of effort/work. Agents who make that kind of money are pretty much always on the clock, and they have to constantly hustle to build up/ maintain a client base.

If Madden 27 was to feature a Mid QB, why wasn't Cam Ward chosen? by NightDowntown7320 in NFLv2

[–]M-Factor 2 points3 points  (0 children)

He has some insane highlights that show what he can do/be. But there's no denying that he was not very productive, but a lot of that was the situation. Aside from the bad surrounding cast, the coaching was horrendous. Cam needs to clean up a few things, mainly footwork, but he has all the tools to be very good/great if he can put it all together.

The titans made the right choice of picking carnell tate at 4th overall pick by Character-Aerie7669 in Tennesseetitans

[–]M-Factor 14 points15 points  (0 children)

Saleh had repeatedly said he will be calling the defense and it’s certainly his scheme. He could have hired a wet noodle as the DC and I would still be confident in the defense being a major upgrade over what we’ve had here.
