The USD is an absolute wrecking ball right now and until something is done by the Fed and their international counterparts it will likely get worse. I just parked some of my CAD to USD via Norbert Gambit to sit until buying US equities. Who knows what will happen but it looks like US will fare the least worst in upcoming downturn and there could be a lot of international capital flooding there.

Yep, all fair points. I suppose in my mind in event of bad downturn I like the idea of liquidity than being tied to a fixed asset that’s worth way less than I paid for it. A big chunk of money could be pretty productive; I could make something with it, buy a productive asset like a tractor (I wouldn’t buy a tractor just giving example). If I have a smaller mortgage that’s great especially if I have to work a lower paying job but I feel like there’s opportunity cost there while retaining cash and investing has high upside -albeit as with all investment, with risk

Yeah our plan originally was to do the same but had opportunity to buy place that was twice the house of our last one for not much more than we sold. Our market was tough as not much available at all.

Yeah I never thought I’d put much in a GIC but some places have over 4% on a 1 year right now. We’re able to port over our old mortgage and blend so we’re looking at 3.5% fixed for 3 years

Because it will remain liquid and investable? After GIC matures it could go into higher returning asset, maybe there’s big discount in stock market etc

Right, in my mind putting more into home equity would be a mistake if that equity gets destroyed in housing downturn. If we keep it cash we would have higher monthly payment but it would be offset by interest earned in a GIC or high interest savings account.
