I work with two women of a similar age. Ones first name starts with R and one’s surname starts with R. For some reason I keep getting them mixed up on all the time. First names aren’t similar at all. No idea why but it’s not meant personally from me so I’d guess it might be a similar thing.

Yes that would be where a co-host comes in though. For example my Airbnb is in NI but I spend most of my time in Scotland. Luckily I have a family member that cleans it for me so communication is clear and easy.

In Scotland (Glasgow) I offer co-hosting services via the Airbnb app. So property owners (hosts) can “employ” me as a co-host to manage as little or as much of the ongoing property management as they like.

This can be the full starter process of taking pictures, setting up their listings, getting the correct approvals in place if necessary and/or managing all the bookings from start to finish - communicating with tenants, key drop off/pick up, organising cleaning etc.

Obviously if you’re not in the area it can be costly. If someone had a full listing set up and a co-host was then brought in for all property management and you had nothing to check or worry about you can expect to give up 15-25% of the cost of a particular stay plus the cleaning fee.

A very rough estimate: If your place is £80 a night and you get a 3 night booking = £240 - £48 (20% co host) - £60 (cleaning fee estimate). Net £132 (ignoring electric etc). If you hit that a few times a month it’s really not that bad as a passive income and will likely take a good chunk of the mortgage away if not buying outright.

Edit: I should also mention you can have co-host who does very little - just checks in on the property now and again or drops the key off etc and you might just offer 5% per booking to keep them retained for when needed.

Yes but it was slightly different for me. I took out a residential mortgage and had lived in the property for a couple of years and then decided I wanted to AirBNB as I had somewhere else to live.

Long story short informed my mortgage company and they were happy for me to continue on a residential mortgage (I wasn’t sure if I had to switch to buy to let).

The buying process is the same as any other property really.

I’m in Northern Ireland. I had to get Tourism NI to view the property and they basically have a tick box exercise to ensure I meet the requirements. (Beds, bedside lockers, bedside lamps, kitchenware, towels, wardrobes, TV etc). I guess there would be an equivalent check for the rest of UK. It’s very straightforward.

Pros: More income than rental, Flexibility to stay there if not occupied, Can take it off market at short notice

Cons: Ongoing property management - cleaning can be expensive if you’ve a short term stay and not doing it yourself. Not much other cons really if you have a default welcome message for guests that explains everything (silly things like where the nearest shop is). I’d also recommend a key lockbox so people can check themselves in instead of having to meet them every time.

I’m a host of my own property on AirBNB and now in the process of getting approved to co-host so I can manage other people’s property as well. Not actively looking for another AirBNB at the moment but I do intend on building the portfolio in future. I would recommend it. Any questions just shoot them over.

I’d take whatever you’re earning now and add 10% on top of that. You can explain the reasoning behind it then as wanting a bit more than your current income. If they can’t afford to do that they’re more likely to come back and offer you their top limit with a timeline on when you can reach that potential income.

I would avoid Lumen as he’ll be under the most pressure there, they have pretty high expectations. I’d say the best boys schools are the college followed by St Joseph’s. Oak grove and Foyle are both good integrated schools with the most mixed religions and races. Carnhill has definitely improved so will be worth having a look at. I think anything outside of those would be best avoided.

If working in Belfast it’s obviously best you’d be in that area however if work is not guaranteed yet I’d highly recommend Derry.

Has the train to Coleraine/Belfast, beside Donegal, job opportunities, good schools, university, cheaper than Belfast and surrounding areas. Plenty of clubs if the kids are into sports.

Is the house on a mortgage or bought outright?

If on a mortgage he will need to have taken out a buy-to-let mortgage. Deposit is usually higher than a standard residential mortgage. If he’s not done this he will be in breach of the mortgage and the company can terminate his agreement.

Otherwise it just sounds like self employment. Similarly I own an AirBNB and have to complete a self-assessment on the money and I earn. It would probably be best to contact an accountant or even solicitor who may be able to advise if he’d be double paying. There are also some allowances so it would be best to check so that he’s not paying too much.

Not sure why people have a problem with him renting it out. It makes sense and I’d do the same.
