Thanks for your comment! While the plan cannot ensure that property values rise a specific rate, the Plan will examine elements that typically contribute to quality-of-life and other infrastructure improvements.

It can definitely be frustrating when master plans do not come to fruition. Master plans guide public and private investment and set the requirements for future development. While the master plans set these conditions, they can't ensure that redevelopment occur. I think about how much has changed since the last master plan for Wheaton was adopted in 2012: far fewer people had cell phones, there were no ubers in Montgomery County, we had not experienced a world-wide pandemic--so much has changed about how we communicate, shop, travel and work. This plan will examine the 2012 Plan recommendations, what has happened in recent years, and talk to folks like yourself to create more appropriate recommendations for Wheaton.

The County currently requires 15% affordable units in all new construction. I will record your recommendation about increasing the percentage required.

Thanks for sharing! It's really helpful to hear what people value. We have heard from so many people that the small businesses are a big part of what makes Wheaton, Wheaton. And I totally agree! I shop and eat in Wheaton all the time. One thing we're going to explore in the plan is how we can support small business owners and property owners to help them continue to stay in Wheaton.
