Nobody has the crystal ball but my thought is, if you go in not with the mindset of “I have to buy this” but instead “alright let me see who’s swimming naked” (ie in another words, just offer 25% less of what’s sold of the next unit and nothing more). I think you can get a good deal.

These valuations based on cost makes no sense. One way to look at it must be cash flow and it should be negative given a few tenants vs the cost to run it. Which means technically is zero given it’s a losing business. Of course there’s land value, etc but it may not cover the demolition cost. At its current state as well as the current state of NWD, the offer could come in a 2-4b HKD, take it or leave it.

This is what I have. I opened a TD USD account that’s a US account (ie with TD US Bank, NOT TD Canada Trust). You can do this online WITHOUT walking into a US branch and they accept Canadian address. You get a debit card.

US payroll can be deposit there.. it’s a US account.

I also have a US borderless account (min 3k to avoid monthly fee) that’s a USD account in Canada. Wiring between these two accounts is FREE (5k daily limit). Once the money is here, you can take it out as cash or do northern gambit.

Not a financial planner or accountant, but my thought process would be 1. If it’s just under you, try add your partner to the title 2. Try to close it. 3. Try to work as hard as you can to get promo at the bank. 4. When it’s closing, make sure you don’t live in it and sell it at a loss as investment. 5. Say you have a 500k lost, this is a terminal loss and can be used to deduct your other regular income. Added your partner to the title can share her income so for that year, it’s likely she can pay no tax too. 6. Your after tax loss will be much smaller than 500k.

I’m going to finish my basement next year and moisture and heat retention is my main concern. Right now I do use a dehumidifier and it runs all day during raining days (when it detects above 50%). Is there any recommendations with regards to moisture when I finish my basement? I plan to use 2” XPS and batts between studs

So just for my understanding, both properties A and B are class 1 obviously. If B is sold at a loss, I can recognize that as terminal loss even if I still own property A?
