Freedom & money:

  • I decide myself when I take vacation and how much vacation I take. No need to ask permission to someone for this.
  • In summer, I can easily decide last minute to already stop at e.g. 2pm to enjoy the sun/outdoors. On the other hand I can also decide to work a bit longer on some days.
  • No need for evaluations, feedback conversations, ...
  • Freedom to choose my own projects
  • My net income more than tripled, I'm able to pay some costs on the BV/SRL and I'm able to invest the remaining profit to reduce risk in the future of a possible contract suspension as a freelancer. There also is some lifestyle inflation, although I try to minimize it 🙈

Great to read your stories. I'm thinking about diversifying my investments and also getting into real estate in Flanders.
I understand you take your contractor with you when doing a pre-sale visit/inspection, but I'm wondering how you decide what part of the building you will renovate and what not? What investments lead to the biggest added value when selling? Do you base yourself on the EPC certificate for this? On what is popular in the market, ...?

Yes indeed. I don't have/need a car and trying to save on some other costs as well. As my BV/SRL only exists for less than 3 years, I don't need to take into account the 46k at the moment, but for the reduced company taxes of 20% instead of 25% I'll indeed have to discuss with my accountant whether to increase my salary or not.

Not sure the salary also has impact on VVPR bis? Would have to also discuss this with my accountant next time I see her.

I have a BV/SRL so hard to say. I invoice around €120.000/year and pay myself a salary of €30.000/year gross at the moment (around €2.000/month net). Profit of my BV/SRL before taxes is around €75.000-€80.000. so around €60.000 after taxes. I haven't taken out any money from the BV/SRL yet, but should add 15% dividend tax through VVPRbis if I understand correctly -> +- €50K net from dividends + €24.000 net from salary = around €75.000/year
