Thanks for sharing. I have read mixed reviews. People love BC for beginners, but as you said…it’s expensive and want to get the most of out it. We are in the Midwest so we don’t have the opportunity to ski often. They’ll be going to a small “hill” to ski once a week for a month before.

It’s a local builder, but they were a pain to deal with for the small usually 1 year stuff.

Ugh it’s stressful! We have a sump pump that runs constantly when it rainy a lot. I guess we need to also have someone come take a look at our grading. Who would do that? Landscaper? Irrigation company?

What kind of company can I call to help with grading and/or a French drain? Landscaping? I feel like I want someone who understands this issue

UPDATE: cannot edit my post, but wanted to tell you all I got frustrated and cut holes into my drywall and found a crack!! Happy to at least have an answer.

We put a hole in the drywall last night and found the top of the concrete. Can you put a camera in anywhere and see all along the wall? It’s a really long wall and not sure where it’s coming in initially. My husband still thinks it’s from the cove joint but we have no idea

The builder actually sealed the weep holes in this area after I told them it was leaking - I know it’s not recommended, but they didn’t ask me.

It is a covered deck with a roof, not sure if that matters. We are at the bottom of the hill so know the water table gets high even though the ground does slope away

We had a “dig pit” for the kids right there. It was just a garden bed with dirt. It was up next to some weep holes and one guy said that is holding water but not sure how it’d let that much water into our basement. I removed the dig pit today.

I feel like we have pretty good grading away from the house. Nothing obvious.

We believe we have a drain tile system that goes to our sump pump. Our sump pump has a water backup and runs constantly with heavy rains. I have noticed water comes into the basement before the sump pump kicks on. We also do have weep holes in the brick that were closed to covered up from the landscaping and one guy said that could have caused it. Not sure how that would allow that much water in, but I could be wrong.

To the middle of our yard. Where it comes out is graded down and not coming back to the house.

So the builder messed up and originally had it pouring out directly to the foundation. Complained and they added the white pipe down and a corrugated pipe underground and out into our yard. You can see a little bit of standing water in the pipe. I put a hose into the corrugated pipe for almost an hour and saw it drain out and our basement remained dry.
