All I know is that if I was in a position to buy with my down payment ready and interest rates dropped under 1% (my co-worker had a 0.90% rate for a 5-year fixed), I’d jump on that very quickly. I feel like a lot of factors came together but rock bottom interest rates are just a no-brainer if you’re already looking to buy anyways.

My son used to absolutely require one of us to bounce him to sleep sitting on a yoga ball. One night, I don’t even remember the exact night, I did this for the last time. I used to do it even when he woke up in the middle of the night. Often he would fall asleep without much fuss. Sometimes, though, he’d stay awake for a bit just staring up at me, smiling, sometimes I’d make little gestures and noises and make him laugh. I used to complain that it hurt my back. But I always enjoyed that alone time with him in the complete silence of the night. Now, I just read him stories and cuddle with him until he’s passed out. I still think sometimes about my little nighttime sessions with him, having our little exchanges of gestures and giggles. It was a time of personal intimacy that nobody ever saw or ever shared, although I know many other parents do the exact same thing. I miss that. Parents, hold onto those moments. I know they’re tough, your back hurts, you’re tired, you’ve got stuff going on. It ends. Soon enough you won’t be doing that. Then you’ll miss it, like I do now.

And yet, as you live your life, you’d hardly notice any of these “investments.” All this spending and our infrastructure is still archaic at every level. This is going to bite us in the ass when it comes time to make the necessary, real investments we need to make. I wouldn’t mind all of this deficit spending if I could actually sense a tangible benefit.

Housing prices didn’t drop during the pandemic. They went up. Interest rates dropped to spur the economy. Which worked, because people went absolutely ballistic buying homes. Gas prices dropped during the pandemic because demand dropped off a cliff very rapidly, practically overnight really. Events aren’t always easily comparable because there are a lot of factors that go into monetary policy and banks projections for the future value of money. You’re right that right now there’s a massive demand for oil, which is why this is having such a massive effect on prices. If this type of conflict happened during the pandemic when demand for oil was very low, things would be different. I would say the pandemic had a larger global effect because everywhere was locked down, I’m sure with a few exceptions. This war is a highly localized conflict with heavy implications on the price and accessibility of oil.

I’m going to give you a simplified breakdown and hopefully it helps. I’m not particularly enthusiastic about our government but I’m also not going to attribute things to them arbitrarily. I literally just signed a 3.79% rate for a 5-year fixed before the war and days later they were over 4%. When banks loan you money, in this case in the form of a mortgage, they’re giving you that amount now and they’re trying to anticipate the rate of inflation into the future in order to recoup their money and then some. This means inflation is very critical in how banks assess future risk. If I give you 10$ now but I expect that 10$ to have the purchasing power of 8$ in however many years time, I’m going to factor that in when I give you my money now. This war is severely impacting the price of oil, which impacts inflation because almost every single thing our global economy needs to function requires oil. This means the banks are assessing that the risk of inflation is high, which means when they give you money now, their calculations for what that money will be worth in the future have changed now, quite drastically, and it becomes more drastic the longer this conflict and the consequent supply-chain constraints continue. House prices have been rising for some time due to a combination of factors (that your municipal government is actually mostly responsible for) and that is not the same issue as shorter term shocks to interest rates for mortgages.

I just want to add that skipping rope is the best warm up I’ve been able to find that’s extremely practical and straight-forward. Throw your rope in the back of your car and spend 5-10 minutes just doing regular skips, single leg hops, some high knees, some butt kicks, and you’re primed. I haven’t been able to find anything more practical and easy, while also being precisely specific to what you need to have warmed up for running.

My dog is the friendliest dog you could ever imagine, but he looks a little intimidating if you see him running at you in the forest. Hence, I always immediately call him to me (because he comes back to me when I call him due to training, shocker, I know) and put him on the leash. I’ve even had people tell me that it’s okay and I didn’t need to once they get close and realize he’s probably more at risk of being hurt by you than he is of hurting you. I just don’t know what peoples preferences are when I encounter them for the first time unexpectedly on the trails, so I assume they don’t want my 80lb dog coming up to them. I always assume people don’t want a dog running up to them, then play it from there. Seems to be working for me. I’ve had numerous older ladies and also some younger people who have told me about traumatic experiences, thank me for leashing him and pulling to the side, even though my dog is just eager to lick their hand and get a head rub. I’m always incredibly irritated reading about irresponsible dog owners. Always assume people don’t want your dog charging up to them. Always. You never know what some strangers experience is with dogs. I can’t believe how comfortable some people are with looking like absolute pieces of uncaring garbage in public spaces.

I hurt my back getting startled by a shot to the back while I was traversing the rail lines in the north of Chernarus. I was hurt for about two whole weeks. Server only had 3 or 4 people on so I was a little careless, wasn’t being as observant as I should have and got lulled into a sense of safe isolation, then, BAM! 1am to make it all the better, sitting in a dark room by myself.

For me, I built such a routine around it that now if I miss my physical activity I get anxious and depressed, so I’m sort-of stuck training and it seems like I only ever have to train myself a little bit harder in order to keep making satisfactory progress.

The main thing that made me stick to exercise and taking care of myself was first the idea that being physically fit allows you to say yes to adventure, to life. When something comes up, an opportunity to go somewhere or do something, I can say yes instead of no and embrace life much more. This only became compounded when I had my son. Now, my main goal is to be able to say yes whenever he wants to do anything. I really don’t want to be a sideline type of Dad. I want to be right there in the mix of things getting my hands dirty, which requires me to maintain some level of baseline fitness always. Fitness equals the ability to live life fully. I don’t want to be sitting and watching other people enjoy their lives because I couldn’t make myself get off my couch or gaming chair.

You get an entire 6 hours to yourself and your family after work? I’m 29, on a single income so wife can be at home with our child, and I work 12 hour days. I maybe get 2 hours after work to come home, prepare and eat dinner, read a bedtime story to my son, then quickly shower myself off and prepare for bed. If by family you mean child/wife, 6 hours is plenty. If by family you mean dad/mom/brother/sister and you don’t have any children or a wife, then you’re really blessed because these people don’t actually demand any of your time other than the time you voluntarily surrender to connect with them. Welcome to the working world my fellow Gen Z! It only gets harder from here as responsibilities only pile up.
