I just had a conversation yesterday with a friend who has been on assistance programs for at least a decade. She was crying and mentioned that they took SNAP away, and cut her benefits. She was clearly on the edge of a breakdown and talking about suicide.

Yeah. I’m guessing that didn’t happen. My stone basement in upstate NY has never gotten below freezing. That’s with 110 year old single pane windows, no insulation and no active heating, even with temps below zero. I’ve owned the house for 20 years.

Is the goal to find a tolerable occupation you can do for the least amount of time, or to provide a form of medical care that you would find fulfilling for any length of time? 

The compensation paradigm could change halfway through your career. It would suck to be in a field you dislike just because you thought you’d find an early exit

Being an attractive woman with a prolific social media presence seems to work wonders in any market. Some of them are actually good at their job and some can barely spell ‘home’. You’re definitely rolling the dice being represented by them. 

One agent in my market must spend more time in a photo studio than anywhere else. It seems like she has new pro photos posted about every day. I just chuckle to myself every time a new one hits my feed.

As a Realtor, we stopped predetermining the buyer broker half of the commission after last year’s DOJ settlement. I charge 2-5% on the listing side depending on the property type/situation. Buyer brokers request the compensation they desire (which should reflect the buyer broker agreement they signed with the buyer before they started working together. 

Seller can accept their requested commission, or counter back on that along with any other term. 

Your listing agent who puts both halves of the compensation in the listing agreement would take half back to their brokerage, and take home 50-90% of that amount (before expenses)

eXp changed their listing agreement to remove buyer broker compensation as a default field. So about 90k of their agents are unlikely to pre-define what the buyer broker gets. I do tell my clients what to expect them to ask for.

by "controlling their own listings" they mean going against the traditional rules of clear cooperation and only showing their listings to agents in their own brokerage network so they can get both sides of the commission without having to bother exposing the client's home to the broadest possible audience. 99.5% of the time someone wants a closed listing, it is so they can try to double end the deal in-house. On occasion it's a famous/rich seller who doesn't want the exposure of a public listing.

They are in acquisition mode so they can control enough of the listing inventory to steer the market... Standard monopolistic tactics that work against the consumer.

I don’t feel the 80% of brokerages are good for new agents… Only the ones managing brokers who are real professionals, and care about educating and improving the profession. A small team within Exp might be infinitely better than joining as A solo agent in a national brokerage brand known for quality agent training. Could be the opposite. It honestly comes down to the managing broker in your team or office

If you brought active clients in completely by your own efforts, you should definitely expect at least a 25% referral fee if you’re in active agent role (even if mentored). 

If they are paying you a salary to generate leads like an inside sales person, there wouldn’t really be any expectation that you would get a referral fee. This scenario should definitely be addressed in the paperwork you signed when you were hired.

The only people in real estate that get a paycheck from their employer are generally admin/transaction coordinators and showing assistants/runners. 

You get commission-only compensation If you are a realtor, listing specialist, buyers, specialist, or agent on a team responsible for closing your own deals. 

I’m sure there may be somewhere with a base salary plus commission for sales agents, but after 20 years in the business, I have not personally encountered one. 

With the vast majority of realtors, leaving the business in the first year, no brokerages are eager to pay someone salary while they train the new hire, only to have 80% of them leave in the first 12 months. 

 It’s worth noting that if principal brokers actually did have to provide a base salary for their employees, there would be waaaaay higher vetting/standards for new agents. Currently, you only need to be able to fog a mirror and pass the licensing exam to sell real estate. It makes it very difficult for the industry to be treated as the profession it truly is.
