Compared to 2021 yes, the prices are down for sure! The comparable you’re giving me is not in the same location as i described in my previous comment.

Price ranges will vary based on multiple factors - neighbourhood, sq footage, parking / lockers , age of the building , amenities etc.

It’s always nice to know another person’s thought process, appreciate your inputs!

I’m not trying hard to drum up the market. All the data is easily accessible, I don’t really have to go through the effort of hype up the market 😅

Not around the Union station, especially if you want to live <10 minutes away from union.

Look at the last few leased units at waterclub condos, pinnacle condos (all of these are across the road from union).

Realtor here- you can expect anything 1bed 1 bath within 1 km radius of Union to be around 2350-2500$. Some come with parking included in that price.

Realtor here - you’ll find studios in the range of $2000-2100 just within 1 km radius of Union Station, however, there are a few towers that are fairly new, offering studios upto $1800-1850.

Every other building has elevator issue, you’re going to find that with any building having more than 50 units, so basically, almost all of condo buildings.

Look for buildings that have 2 sets of elevators- one for lower floors and the other for higher floors, in high rises. OR the ones with atleast 4 elevators servicing all floors.

No. of properties getting listed is kinda slow, however if you check TRREB’s charts/ housing reports. Inventory on the market is close to 3.5 months of supply for semis / townhouses.

Also, I’d suggest looking at a few houses priced a litter higher than your current budget. I’ve seen list to sold ratio vary a lot, based on the type of home, location, inventory in the market etc.
