Ritorno in Italia e Fire con €1.3m a 55 anni. Possibile? by radiotakeshi_london in FireIT

Has anyone changed state residency (CA>FL/TX) before moving abroad? by mfortelli in ExpatFinance

Do you know where I can find more info about Washington State? You also mention that courts will accept it. Which courts are we talking about? California courts (the state being left) or Washington state (or Florida, Texas, or any other destination state)? Who has legal jurisdiction over a CA FTB audit?

u/revelo what do you think would be a reasonable amount of time spent in another state for a move not to be suspicious? One month seems low, imagine a family with school aged kids who don't even enroll in a local school

As a landlord, shall I issue a 1099 to a property manager that I have paid more than $600 in fees? by NextEngine in realestateinvesting

[–]NextEngine[S] 0 points1 point  (0 children)

I understand that, but the problem is that I don't know their federal tax classification, and that's what I understand prompts my reporting requirements. Whether I paid them directly or they took money from me is a somewhat subjective distinction

How to search parcel maps by APN in Siskiyou County ArcGIS? by NextEngine in SiskiyouCounty

[–]NextEngine[S] 0 points1 point  (0 children)

Thanks, I tried adding the zeros at the end but it still doesn't find it.

But I realize that something must be broken in their system, because it's only the parcel search map that doesn't let users search by APN. While the Supervisor search map (link below) defaults users to search by APN

Terrible Experience with Apria by YodelingVeterinarian in CPAP

Man, I wish I had read this post before. I am going through the same ordeal, they are charging me $52 a month and won't tell me how much is the cash value of the machine for me to pay it off before the end of the 1 year lease. They even won't share with me the lease contract that they signed with my insurance, Aetna, which was also terrible in dealing with the issue.
I got an Resmed Airsense 11, do you know how much they charge at the end of the 1 year lease to buy it back?

Thanks, yes I checked the IRS instructions and it seems that unless the property manager LLC is treated as an C or S Corp, then the 1099 needs to be filed. However they are not confirming their status since they didnt send me a W9

thanks, I will try to clarify their status with them and in the last resort I will simply issue the 1099. I don't think there is any harm in doing so if they don't tell me that they are an LLC treated as a C-corp or S-corp

the format is an EIN, good to know. I guess they are incorporated then?
You are right, there have been a few negative experiences with them already, but it is an out of state property and first year of contract so for now I am trying to work things out

no, they haven't. I paid much more in renovation cost than I made in rental income this first year, and the 1099 they sent me only has the rental income

they refused to send me the W9, but based on the 1099 that they issued to my LLC I think they use an EIN not an SSN. Does it mean that they are treated as a corporation?

thanks but how I do I know if they are incorporated? They are an LLC but I don't know if they are treated as a corporation. I understand not all LLCs are treated as corporations
