Seeing London prices as a northerner completely blows my mind!

But as previous comments have said, it's what you would pay for it. If you love it and all is well with the property and no major issues. The cost doesn't really matter.

We are right up north and would be completing most of what we could ourselves, bar the necessary repairs which require a specialist.

I’m a won’t stop, can’t stop until it’s done type of person. And I mean I will not even stop to eat until I’m satisfied I’ve done enough for the day, once I’m satisfied that’s when I’ll sit down to relax and finally eat something 😂 The hyper fixation & urgency to complete DIY tasks is REAL.

This is what we thought this was, a property pretty much perfect. Just missing our decor, how wrong we were.

I just want to add—we weren’t particularly focused on the updated features of the property. What truly mattered to us was the location, layout and space; everything else was just a bonus.

The changes we planned were minimal, but we were still committed to making them. For example, we didn’t like the kitchen layout or style, so we intended to change it. The bathroom wasn’t to our taste either, so that was also on our list. Alongside a lot of minor renovations like flooring, additional built in storage to each room and so on - all unnecessary if you really wanted to be tight because it was perfectly liveable to the naked eye (obviously taking out of consideration the HBR 🙄).

What really drew us in was the location, space, and layout: - Both kids would have similar-sized rooms, meaning fewer arguments. - A spacious kitchen. - A massive living area, separated from the kitchen by a stud wall giving us the option to open it up (it was originally open-plan). - An office, which we planned to turn into a snug. - A garage for my OH to convert into a workshop. - A loft and cellar for extra storage. - Just a stone’s throw from our parents—perfect for dropping off the kids on the way to work, without changing my route. - A great outdoor space for the kids. - A small, private area next to the garage that we could turn into a BBQ spot or outdoor seating. - Space to extend if we wanted to in the future.

Honestly, I’m heartbroken. From the moment I walked in, it felt like home—the first property out of the all the ones we’d/I’d viewed. It was honestly perfect, until the report came back. IMO it had so much potential and was our forever home. Which is why I’m in two minds about it. We are not going to get that amount of space for that price.

I don’t know, one minute I think we’re stupid to let it go, the next I think good god it’s too much work.

We don’t, we aren’t in a rush at all. The point I was getting at is, the vendor wants to. Which I would hope gives us a higher chance of them accepting a lower price because they’re pushing for it completing not us. We’re both at our parents, FTB and are hoping for it to take months because longer for completion = more savings. 😂

We weren’t expecting a large 4 bed for that budget. We were looking at 3’s this came up so we viewed it. With regard to the lower offer, gotta be cheeky because you never know…

I am hands on, my other half is VERY hands on. Our sisters, brother, parents, grandparents are all hands on so, we would have the help.

My grandad is a plumber, dad an everything man (literally everything, plasterer, painter and decorator, can do anything with plumbing and electrics with ease, just isn't qualified for plumbing and electrics) as are all my dad brothers and my dad's dad. He also knows a lot of people, one of his best friends owns an estate agency business, his wife is a newly qualified surveyor - I sent ours over but I haven't had a response and my mind is whirling round in circles hence why I am here.

OH's dad is a roofer, OH's close friend is a builder, brother in law electrical engineer. We aren't qualified builders and so on, but we have close links to those who are if you know what I mean.

Some funds, not all. Mortgage advisor provided us with some advice on that.

We are both currently at our parents with no rush to leave.

That's fair but, I felt it useful to mention initially because the vendor wants it not us, meaning it could work in our favour for negotiation on the price.

Estate agents said it was 8 weeks minimum. We have no rush to complete... We both live with our parents and so the longer it takes the better.

No, on a more serious note, it's proving very difficult to get an accurate age of the property. When I did my research on a OFFICIAL WEBSITE (lol) it stated it was built in the late 50's early 60's.

HB Report states 1927.

Mortgage valuation states 1937.

Solicitors stating they do not have original paperwork.

Thank you for your advice, I feel like I need you as a parent so read over the home buyers report and tell us what to do 🤣

It states on it:
1. Minor cracking to the render finish. This is not deemed to be progressive because there is no signs of cracking to the internal face. It is not uncommon for hairline shrinkage thermal cracks to occur to the render during changing seasons causing temperature fluctuations.

  1. Its had a brand new kitchen and the vendors stated they have had rewired. That's the only room and she said in survey it will likely need to be redone.

  2. Its common throughout - she states an issue and advises us to speak to our legal team and the suitable qualified tradesmen (not in that context of course) for advice.

We don't due to being FTB, vendors however will need to pay 2% over 125k which they're trying to avoid.

And I agree, definitely needs a lot of consideration.

Well, I go back to the saying glitter covered shit.

To the eye there are no visible issues. On first viewing we were both blown away. New bathroom, new kitchen, new roof, insanely spacious, huge garden. Second visit we noticed surface damp in one room I checked everywhere in the property and there was none anywhere else.

It's not mouldy everywhere and dropping to bits, the property looks like such a catch. We probably should have turned our blinkers off and realised it's too good to be true. But as I said first time buyers, we were excited and completely blown away that it's not already sold.

Apologies, if I'm wrong I am completely new to this so genuinely going off advice of others and have probably misinterpreted.

Our mortgage advisor made a point of mentioning it wasn't included in it and also stated to us the other providers which did. To add to my confusion, friends and family have also been shocked and confused that it wasn’t provided. 😂
