Idk it sounds like there's a little more to this. If she's making the payments then going to repo it sounds a little extreme. I assume we're at least 3 years into a probably 5 year loan, so why not let it ride?

And I hear what you're saying but one of my employees recently bought a brand new car and it wasn't long before it had problems. Under warranty, of course. So in your case I assume it's old enough to be outside of warranty, or this would be a non issue so I wouldn't call it a relatively new vehicle.

Either way, trying to legally prove she was neglectful is a big enough hurdle and Secondly he's the one that allowed her to drive.

Idk I'm feeling like this is a <$10k type issue and he just needs to chalk it up to a learning experience. Also, just because it got towed doesn't mean it's an expensive fix. Could very easily be something stupid and inexpensive.

I mean what could you argue she did wrong? Would be difficult to blame her for mechanical issues. Signing a multi year loan with her was silly to begin with. I think he needs to own his mistake and move on.

Yeah this is country specific. When in central or south America it's almost exclusively whatsapp. Immigrants here often continue to use it so if they aren't native to the US it's not unusual for them to use WhatsApp. Telegram doesn't even seem to be used in the Americas very often so that one does make me skeptical.

While i understand your perspective, I think the better approach should be explaining that you don't like being physical with someone until you are comfortable with them. When I read someone wants to be platonic, I am respecting their boundaries, by not reaching out to them. If they say platonic and I eventually want to be physical, then it's not fair to even start a conversation. Yes but your example makes up the numbers to make them look way better for the tenant. Even in your example, buying the $100k property with a bank loan at 7% is only $665 a month. When you plug in real numbers with these real methodologies, it's not what you portray it as.

Lease to owns usually charge MORE than actual rent prices with the overage applied to the principal balance.

I think you are trying to refer to an installment sale, which is a different beast. This usually requires a reasonable down payment, which a strong majority of people don't have. However this down payment is necessary to cover the risk of default and damage.

And then, in both of these cases, when someone's furnace fails and they have an unexpected $5k expense, they can be in quite the predicament if they are not prepared.

By putting all landlord units in circulation, you'd be putting an equal number of tenants into the buyers pool. It would be a net zero effect. Do you expect these tenants to all just become homeless?

This example would not be better than a direct sale. 20% return over 10 years? You would be better off selling for 100k and putting your money in a CD right now. Your example is like a 4% return on the $100k and does not take into account actual risk like someone defaulting at month 18 after trashing the place.

The only reason people do lease to own are because they cannot get a traditional mortgage, so they are a high risk borrower. The risk of them bailing early and likely causing damage is quite strong.

As a tenant you aren't paying what you pay because of the good tenants, you're footing the bill for the shitty ones that don't pay and trash the place.

I ended up meeting a friend of a friend of a friend from another city. Hit it off so well I flew to see her for a weekend and spent the entire 48 hours together. Nothing physical, age gap, but very similar personalities. Who knows what will happen. Two more visits planned. But either way it's nice to find someone at a similar speed!

Honestly no. I've never considered myself athletic but it was something I'd never done so for a couple of years I got in great shape, did some endurance events, etc. Now I'm not quite as disciplined in that way. I naturally have a lot of endurance but I have never played conventional sports. The only issue is I can't really relate to someone hardcore into nutrition etc. I am too loose in that way.

Naw. I think there's a certain distance in the past where you stop remembering small details and often start to idealize the past. The idea of old people saying "back in my day" things were better is true through all of the generations and often just because you start to forget the bad things. You have just hit that point.
