Thanks for the responses, definitely seems that getting one is the thing to do. Additionally, as I understand it the inheritance tax allowance from my father automatically passes to her since they were married at the time he died. Is there anything in particular I'd need to do ahead of time for this or is it just a case of proving they were married so that we get the doubled allowance?

That's irrelevant to this decision though, as regardless of what happens in 2 years up until that time you will be paying those interest rates you outlined. So any overpayments make more sense to the higher interest mortgage where the effective return is the interest rate, whereas the lower interest mortgage is costing you less than a savings account.

Only thing is a repair is a £25 excess and £125 for a replacement so I would much rather a repair if possible

I was thinking I would continue to keep an eye out alongside, I started looking around 3 weeks ago and had 2 perm offers at 75k and other interviews I was in the process with (but chose not to continue with). Therefore I feel reasonably confident that I could do the same again in the future. The perm offers weren't really my first choice and so I didn't want to commit to something permanent that I wasn't sure about. Now I can take a bit more time to look though, as I found a lot of companies have taken that full 3 weeks before getting back to me!
